Maintenance DirectorWe are seeking an experienced and dedicated maintenance director to lead our facilities management team. The maintenance director will oversee all aspects of maintenance, repairs, and upkeep for our properties, ensuring a safe and well-maintained environment. This role is essential to our operations, providing leadership and expertise in facility management.Responsibilities include hiring, evaluating, coordinating, motivating, monitoring performance, scheduling, and supervising department staff in accordance with company policy and state law. The maintenance director will make recommendations to the executive director with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions, and terminations. They will coordinate maintenance and housekeeping services and activities with other departments, ensuring that the building and grounds are always clean. Flexibility to remain on-call 24 hours per day, including evenings and weekends to respond to emergencies if needed, is also required. The maintenance director will work within legal scope of local and state codes, participate in property surveys made by authorized government agencies, and maintain positive communications with local fire marshal, building inspector, state elevator inspector, and any other jurisdiction governing the property.Additional duties include conducting daily inspection of the properties outside grounds, supervising safety and fire protection and prevention programs, scheduling and overseeing fire drills and disaster drills, ensuring compliance with policies and procedures, and ensuring that containers of hazardous chemicals in the department are properly labeled and stored. The maintenance director will assist in establishing an effective preventive maintenance program, maintain the TELS system, and coordinate maintenance requests by residents and employees for items needing repair in their apartments. They will also maintain scheduled maintenance on HVAC, elevator, fire equipment, sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull-cord equipment.Requirements include a high school diploma or GED, five (5) years of maintenance experience, two (2) years of supervisory experience, knowledge of senior housing and state regulations, and a valid and applicable state driver’s license with no major driving violations for the past three (3) years.Physical qualifications include the ability to continuously walk and stand, perform work both inside and outside, sit infrequently, lift and carry objects ranging from 0-10 pounds to 51-100 pounds, push objects ranging from 0-10 pounds to 51-100 pounds, climb stairs frequently, bend at the waist, knees, hips, and spine frequently, squat frequently, twist or rotate occasionally, reach frequently, read clearly with or without corrective lenses, hear telephone, audible alarms, bells, and signals related to resident safety with or without hearing devices, and have a strong command of English sufficient to read and write and interpret administration information.
