Commercial Roofing Edge Estimator

Salary: $90,000–$120,000 Annually
Full-Time |  In-Office position

About the Opportunity

An established commercial roofing contractor is seeking an experienced Commercial Roofing Estimator to join its team in Halethorpe, Maryland.

This position is responsible for developing accurate, competitive, and profitable estimates for large-scale commercial roofing projects , including new construction, reroofing, and roof replacement projects.

The ideal candidate will have strong technical knowledge of commercial roofing systems, manufacturers, materials, and estimating practices, along with experience coordinating with vendors, subcontractors, and internal operations teams.

Key Responsibilities

• Review architectural drawings, specifications, bid documents, and project requirements to determine complete scope of work.
• Prepare detailed takeoffs and accurate estimates for labor, materials, equipment, subcontractors, and project-related costs.
• Estimate large and complex commercial roofing projects, including new construction and reroof applications.
• Work directly with manufacturers, vendors, suppliers, and subcontractors to obtain pricing and confirm system requirements.
• Identify potential project risks, scope gaps, exclusions, and cost-saving opportunities.
• Develop clear bid proposals, assumptions, alternates, and exclusions.
• Assist with pricing discussions, scope reviews, and contract negotiations for negotiated work.
• Provide value-engineering recommendations to improve project efficiency and competitiveness.
• Collaborate closely with sales, project management, and operations teams throughout the bidding and project handoff process.
• Perform site visits as needed to evaluate existing conditions and verify project requirements.
• Maintain accurate bid documentation and estimating records within company systems.
• Support estimating best practices and help maintain consistent estimating standards across the team.

Qualifications

Required

• 5+ years of commercial roofing estimating experience using Edge
• Experience estimating large and complex commercial roofing projects
• Strong knowledge of major commercial roofing systems, including:
  • TPO
  • PVC
  • EPDM
  • Modified Bitumen
  • Built-Up Roofing
  • Metal Roofing
• Familiarity with major commercial roofing manufacturers and warranty requirements.
• Strong blueprint, specification, and construction document reading skills.
• Experience working with vendors, suppliers, subcontractors, and manufacturers.
• Strong understanding of labor, material, equipment, and subcontractor costs.
• Ability to manage multiple bids and deadlines simultaneously.

Preferred

• 5–10+ years of commercial roofing estimating experience
• Bachelor's degree in Construction Management, Engineering, or a related field.
• Experience working with CRM or project management systems such as Salesforce or HubSpot.

Compensation & Opportunity

• Base Salary: $90,000–$120,000 , based on experience
