Our work contributes to the distinct character of Santa Monica and the greater Westside region, making these communities more inclusive, caring, and environmentally sustainable.Position OverviewThe Property Supervisor is responsible for the operation and management of approximately 550 affordable housing units in Santa Monica. Property Supervisors must have a solid understanding of financial, legal and regulatory matters related to multi-family housing. They must also have strong communication and interpersonal skills to deal effectively with Community Corp. staff and tenants.Compensation and BenefitsThe compensation ranges between $65,000 - $83,000 per year. The Property Supervisor is eligible for the following benefits:Medical insuranceDental and vision insurance403b retirement plan4 weeks of paid vacation120 hours of sick timePaid holidaysPaid sick leaveMileage reimbursement9/80 work scheduleEvery other Friday off!Essential Position ResponsibilitiesSupervise on-site Resident Managers, including participating in hiring, terminating, supervision, discipline, training and performance evaluationsEnforcement of the lease provisions, including handling and addressing any concerns, issues or breaches of the lease provisionsWork with Management to implement steps and ensure compliance with all laws including Fair Housing, California statues and local rent controlAnalyze issues and concerns related to the operation and management of housing units and provide recommendations to management to improve and/or handle issues that ariseWork effectively with Maintenance and other Property Management staff to handle all issues that arise in the operation and maintenance of housing unitsAssist with budget preparationBe responsive and provide excellent customer serviceFollow up on work orders and deferred maintenancePrepare timely and accurate reportsProcess and track rental payments, including late paymentsProcess move-outsConduct Property InspectionsSupport Preparation of the Welfare Tax Exemptions and Rent IncreasesAssist in the review and approval for new move-in filesAssist in the review and approval for tenant re-certifications as mandated by various programs such as HOME, TCAC, HCD, etc.Help prepare for program auditsOther duties as assigned.SkillsKnowledge of Fair Housing laws, relevant California statues and local rent control ordinancesStrong written and verbal communication skillsGood math skills and the ability to prepare property budgetsMust exercise good judgment and discretion when interacting with tenants, in compliance with Fair housing and other applicable requirementsMicrosoft Word, Strong Excel, PowerPoint and AccessYardi experience preferredEducation and ExperienceA high school diploma/GED or some college preferred.A minimum of 5-years’ experience in property management, or in a closely related field.Must have previously managed numerous affordable housing developments with multiple layers of financing.Must have knowledge of Fair Housing laws, relevant California statues and local rent control ordinances.Supervisory ResponsibilitiesThe Property Supervisor will be responsible for hiring, training, supervising and evaluating a team of Resident Managers.Physical RequirementsThis position requires the ability to sit and use office equipment and computers for the majority of the workday. Must be able to lift up to 25 pounds.Work EnvironmentThe essential responsibilities of this position are performed in a busy office environment.This position must be able to keep focused in an environment with many interruptions and distractions.The employee will also be exposed to outdoor elements while walking properties on a frequent basis.Travel RequirementsRegular car travel in Santa Monica primarily to visit properties in the Community Corp. portfolio.
