Remuneration: Maintenance and Custodial Workers Collective Bargaining Agreement

Workdays and Hours: Monday through Friday, 7 a.m. to 3 p.m.; 40 hours per week

Qualifications: The skills and knowledge required would generally be acquired with completion of a vocational-technical school program in a trade area and two years of trades experience, or an equivalent combination of education, training, and experience. A working knowledge of building maintenance and its related systems. A working knowledge of the occupational hazards and safety precautions of the trade. Ability to maintain a working knowledge of changes in systems and equipment. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagrammatic form. Ability to add, subtract, multiply, and divide all units of measure. Ability to read. Ability to describe orally or in writing repair or maintenance problems is necessary. Ability to provide lead supervision to assigned workers. Must be able to work cooperatively with town department personnel and private contractors. License or certificate: Licensed in HVAC (S2 or higher) or electrician (E2 or higher) is preferred, but not required. If not licensed, 10 years of experience in related fields preferred. A Connecticut Class B Commercial Driver's License (CDL) is desirable. A Connecticut Motor Vehicle Operator's license is required.

Responsibilities:

Work Environment: While performing the duties of this job, the employee works in a building setting with children, works in outdoor weather conditions, and is subject to noises associated with both an educational environment and other settings such as the gymnasium, lunchroom, buses, and traffic coordination both before and after school.

Overview Basic knowledge of methods, materials, tools, and practices used in the maintenance and repairs of building systems and related equipment, with a working knowledge of the building trades; knowledge and understanding of the building codes and the usual precautions applicable to the safety of the school buildings and occupants; ability to follow oral and written instructions; sufficient physical strength to withstand the strain of long hours of varied manual labor; ability to establish and maintain effective working relationships with the public and other employees. Ability to perform semi-skilled electrical, plumbing, HVAC, and carpentry work in the maintenance, repair, and renovation of school buildings, including all fixtures. Performs general maintenance work as needed.

Examples of essential duties:

• May work with building plans, blueprints, diagrams, or drawings to help determine equipment, tools, and materials required.
• Performs semi-skilled trade work.
• Assists in the repairs of wiring, electrical fixtures, plumbing, and HVAC apparatus in buildings as needed.
• Observes the functioning of equipment or systems to detect hazards.
• Recommends to supervisor repair or replacement of systems or components.
• Estimates time and materials costs.
• Assists supervisor in preparing specifications for major work.
• May assist in inspection and supervision of contracted work.
• Works alone or with other maintenance workers on general maintenance of sports fields and grounds, such as, but not limited to, lining, painting, and mowing.
• May coordinate work with other skilled trade persons, forepersons, or department representatives in renovation projects.
• Participates in the planning of renovation and improvement projects.
• Works with maintenance crews in emergency situations.

Physical and mental exertion/environmental conditions:

• Must take absolute safety precautions due to exposure to hazardous conditions, including severe burns and life-threatening situations.
• Works in all weather conditions, including cold, heat, rain, or snow.
• Some highway driving is required.
• Must be able to lift up to 75 pounds.
• Climbs ladders up to two stories.
• Must have physical strength and agility sufficient to do heavy manual work.
• Must be able to see far away and close up to drive and to distinguish colors, and hear normal sounds with some background noise.
