Preconstruction Manager

Preconstruction Management

Lead and manage preconstruction activities from initial concept through project award.

Coordinate with project executives, architects, engineers, owners, subcontractors, and vendors.

Develop project budgets, estimates, schedules, and cost strategies.

Review construction documents, drawings, specifications, and design progress.

Identify project risks, opportunities, and cost-saving solutions.

Estimating and Cost Management

Perform detailed quantity takeoffs and prepare accurate cost estimates.

Evaluate material, labor, equipment, and subcontractor pricing.

Prepare progress estimates at different design stages.

Develop bid packages and define subcontractor scopes of work.

Manage subcontractor and supplier bidding processes.

Review bids, negotiate pricing, and support final project selections.

Client and Stakeholder Management

Maintain strong relationships with clients, architects, engineers, and trade partners.

Participate in client meetings, presentations, and project discussions.

Communicate project costs, schedules, risks, and recommendations clearly.

Represent the company professionally throughout the preconstruction process.

Project Coordination

Support transition from preconstruction to construction operations.

Ensure alignment between design, budget, schedule, and project requirements.

Maintain subcontractor and vendor relationships.

Manage multiple projects and competing priorities efficiently.

Qualifications and Certifications

Required Qualifications

Bachelor's degree in Engineering, Construction Management, Building Construction, or related field preferred.

Minimum 8 years of estimating experience.

Strong experience with mechanical construction projects.

Knowledge of commercial building construction, materials, systems, and trade practices.

Experience performing detailed takeoffs and cost estimating.

General Contractor background preferred (large GC experience strongly preferred)

Experience managing $20M+ ground-up commercial projects

Experience managing subcontractor bidding and scope development.

Strong understanding of construction documents, drawings, and specifications.

Excellent verbal and written communication skills.

Strong organizational skills and attention to detail.

Ability to manage multiple projects in a fast-paced environment.

Proficiency with Microsoft Office Suite and construction-related software.

Preferred Qualifications

Experience with large commercial, healthcare, institutional, or mechanical construction projects.

Strong subcontractor and vendor network.

Experience with conceptual estimating and design-build projects.
