In this role, you’ll oversee day‑to‑day maintenance operations, prioritize work orders, lead preventive maintenance efforts, troubleshoot property issues, and support the development of your maintenance team. Personal Time Off (PTO) and Vacation benefits What You’ll Do Oversee the day‑to‑day operations of the maintenance department, including assigning tasks, scheduling work orders, and prioritizing maintenance needs. Lead, train, mentor, and evaluate Maintenance Technicians and other maintenance associates to promote high‑quality work and professional development. Maintain the physical property through structured preventive, corrective, and repair maintenance programs. Develop, implement, and monitor preventive maintenance schedules designed to improve equipment performance, extend asset life, and minimize unexpected downtime. Conduct regular inspections of buildings, equipment, mechanical systems, grounds, common areas, and other property spaces to identify maintenance and safety concerns. Troubleshoot HVAC, plumbing, electrical, appliances, mechanical equipment, carpentry, and other building systems within your experience and qualifications. Coordinate repairs with maintenance associates, vendors, contractors, and other service providers when specialized expertise is required. Monitor work‑order completion, response times, and quality to ensure maintenance needs are addressed promptly and professionally. Ensure maintenance activities follow established safety procedures, property standards, manufacturer recommendations, and applicable regulatory requirements. Help ensure the safety and security of buildings, grounds, parking areas, walkways, and other property spaces. Oversee grounds and landscaping maintenance, including seasonal property needs and snow and ice removal where applicable. Monitor pool chemistry, temperature, equipment, and related maintenance requirements in accordance with applicable health and safety standards where applicable (depending on the property). Assist with maintenance budgeting, expense management, purchasing, inventory controls, and recommendations for property repairs and improvements. Identify recurring maintenance concerns and recommend solutions that improve reliability, efficiency, safety and property performance. Maintain accurate documentation related to inspections, work orders, preventive maintenance, repairs, vendors, and compliance activities. What Makes You Successful High school diploma or equivalent required. 1–3 years of relevant maintenance experience, preferably within property management, hospitality, senior living, multi‑family housing, facilities, or a related environment. Previous supervisory, leadership, or team‑lead experience preferred. Strong working knowledge of maintenance principles, procedures, tools, equipment, and preventive maintenance practices. Working knowledge of HVAC, plumbing, electrical, mechanical, carpentry, appliance, and general building repair practices. Ability to troubleshoot maintenance problems, determine appropriate solutions, and coordinate repairs effectively. Strong leadership skills with the ability to train, motivate, develop, and hold team members accountable. Ability to conduct inspections and identify safety, maintenance, and compliance concerns. Ability to frequently walk, stand, bend, stoop, reach, and perform other physical activities associated with property maintenance. Ability to use proper lifting techniques to occasionally lift and move items weighing up to 50 pounds or more, with assistance when appropriate. Must be available to work some weekends and holidays and respond to property emergencies as necessary.
