Position Title Owner’s Representative – North Kansas City, MO Data Center (IMMEDIATE HIRE) Location North Kansas City, MO. No Travel. Job Summary The Owner’s Rep (OR) acts as the client’s point‑of‑contact and onsite advocate from pre‑construction through turnover and closeout. The OR ensures the facility’s mechanical, electrical, plumbing, fire protection, controls, and supporting building systems are designed, procured, installed, integrated, commissioned, and documented to meet the owner’s requirements for scope, schedule, budget, operability, and maintainability. The OR receives limited directions on day‑to‑day work and general instructions on new projects, tasks, or assignments, and works independently or under limited supervision to communicate and operate in line with organizational and client goals and values. Essential Functions Project Management Skills: Planning and design coordination Construction phase Commissioning phase Closeout to Certificate of Occupancy Facility turnover Leadership & Decision Making: Foster collaboration among diverse teams Make data‑driven decisions under pressure Mission Critical Experience: Minimum 10 years of construction project management experience At least 5 years in mission‑critical or data center projects Background in other mission‑critical environments considered MEP Systems Experience: Strong technical knowledge of Mechanical, Electrical, and Plumbing systems Understanding of DC/AC power systems Experience overseeing commissioning and identifying scope gaps Contract Administration: Review, analyze, and enforce complex construction contracts and terms Protect the owner’s interests at all times Budget & Cost Control: Develop, manage, and track project budgets Manage change orders and cost estimates for scope gaps Review payment applications Schedule Management: Develop and monitor master project schedules Use tools such as Primavera P6 or MS Project Focus on critical path and key milestones Risk Management & Problem Solving: Identify potential risks (supply chain, safety, design flaws) Implement mitigation strategies through critical thinking Collaborate with stakeholders for optimal solutions Communication & Stakeholder Management: Excellent written and verbal communication skills Primary liaison among owners, general contractors, architects, engineers, and local authorities Ensure clear information flow throughout the project Site Safety Oversight: Compliance with site safety regulations Identify and resolve safety issues with contractors Quality Assurance & Quality Control: Conduct site inspections and ensure work meets quality standards Monitor commissioning and closeout for operational readiness Technology, Digital Tools & AI‑Enabled Efficiency: Leverage AI‑enabled and digital tools to enhance efficiency Identify process improvement opportunities and maintain continuous learning Support integration and adoption of innovative tools Completion of assigned tasks and deliverables on time and on budget. Performs other related duties as assigned. Position Requirements (Intermediate Level) Strong working knowledge of commissioning processes for electrical, mechanical, and controls systems in mission‑critical environments. Knowledge of industry trends, project management and construction procedures, and best practices. Knowledge of materials, methods and tools for mission‑critical commercial construction. Knowledge of the Method of Procedure (MOP) process and work notifications. Clear, concise communication with technical and non‑ audiences. Manage schedule inputs and enforce commissioning standards across stakeholders. Use construction management software such as Procore, MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), and exceptional organizational skills for file management. Leverage AI and emerging technologies to streamline workflows and optimize operations. Follow company and site safety requirements. Analyze and prepare documents, reports, and correspondence. Work successfully as a member of a team and independently with moderate supervision. Work under pressure and meet close deadlines. Work independently and collaboratively with onsite and remote team members. Analyze complex information and develop plans to address identified issues. Physical Demands The following physical demands must be met by the employee to successfully perform the essential functions of this job. Frequently manipulating small parts/tools. Frequently required to remain in a stationary position. Frequently moving through data center and outdoor environments (heat, cold, precipitation), navigating tight spaces and accessing areas via stairs or ladders, and occasionally working in overhead or under‑equipment positions. Occasionally move equipment weighing up to 50 pounds. Limited Travel Requirements – No Travel for this Site Must have a valid driver’s license and ability to rent vehicles. Must be located in Kansas City, or willing to relocate to the Kansas City, MO area within 1–3 months if not already living in the greater KC/MO region. No out-of-town travel required. Effective May 7, 2025, a valid REAL ID (or an acceptable alternative, such as a passport) is required for any limited travel associated with this position. Relocation assistance available. Certifications & Safety Ability to achieve NFPA 70E and/or OSHA training as required; strict adherence to HSE/LOTO policies. Preferred certifications: OSHA 10, OSHA 30, NFPA70E. Education / Experience Bachelor’s degree in construction management, ME/EE Engineering, or Architectural Engineering preferred in addition to 10 years of field experience. Familiarity with industry standard project management software and tools required. Preferred software: Procore, MS Project, Primavera P6; experience with other industry standard construction management software desired.
