Our client is a real estate firm. They seek a temp to perm Financial Analyst to join their Manhattan, NY office.
Responsibilities
- Review monthly financial reports, analyze variances, and monitor cash balances, bank reconciliations, accounts payable, and cash flow
- Evaluate commercial billing activity to ensure accurate rent escalations, lease charges, and recurring tenant billings
- Verify the accuracy of ancillary revenue, including storage, parking, amenity, and other tenant-related charges
- Analyze operating expenses, including payroll, utilities, contracts, and supplies, against budgets and portfolio benchmarks
- Prepare journal entries, account reclassifications, and balance sheet reconciliations to ensure accurate financial reporting
- Develop cash flow forecasts and funding analyses to support capital improvement projects and operational needs
- Monitor capital expenditures, coordinate project funding, and track spending against approved budgets
- Prepare annual operating budgets and assist with forecasting and financial planning activities
- Build strong relationships with property management teams, board members, auditors, and external service providers while presenting financial information at board meetings
- Support annual audits by preparing workpapers, responding to auditor requests, and identifying opportunities to improve accounting processes and internal controls
Requirements
- Bachelor's degree in Accounting, Finance, or a related field required
- 5+ years of relevant experience
- Must have experience with a portfolio of 7-8+ buildings
- Real estate experience required
- Must have a professional appearance
- MDS experience is a plus
