Director of Maintenance

Job Details Location: Creekside on Bardstown - Louisville, KY 40218 Salary Range: $60,000.00 - $70,000.00 per year Summary: Responsible for demonstrating and promoting SRHM's core value of the Golden Rule by treating guests, vendors, and employees as we would like to be treated. Responsible for the overall upkeep and maintenance care of the hotel and surrounding grounds. Duties and Responsibilities Plan and coordinate all functions of the maintenance department to ensure an efficiently run hotel for Environmental Services with minimal supervision from the General Manager. Monitor, coordinate, schedule, and complete maintenance duties to keep the hotel clean, orderly, safe, and attractive. Respond and lead emergency repairs of equipment breakdowns, seeking methods for completion. Develop and execute aesthetic improvement plans inside and outside the building, including painting, touch‑up painting, woodwork staining, drywall repairs, and minor building repairs. Monitor monthly expenditures to ensure compliance with the department budget. Provide hands‑on repairs as needed to maintain a proactive maintenance approach, and schedule repairs accordingly. Resolve issues with contractors through investigation and negotiation to achieve best outcomes with support from the General Manager. Assist housekeeping with moving furniture in rooms and moving guests when appropriate as directed by the General Manager. Coordinate contracted services and monitor all maintenance functions for adherence to schedule and quality. Perform daily walk‑around supervision of all responsible areas inside and outside to ensure work is completed correctly and timely. Respond promptly and courteously to requests from guests, vendors, and visitors. Speak to and interact with guests repeatedly, showing empathy, kindness, compassion, and respect. Maintain a safe and secure working environment free of hazards that could cause harm or falls. Practice good body mechanics and safe work habits at all times. Observe and report safety hazards immediately to supervisor. Provide assistance to employees when requested or required. Know, understand, and follow established policies and procedures in emergency situations. Act as essential personnel during emergencies and inclement weather, staying at the hotel until released by supervisor. Maintain a positive and respectful attitude toward work issues, policies, and procedures. Comply with attendance and call‑off policy. Attend and/or participate in trainings, in‑service, and mandatory meetings. Wear clean and appropriate dress per established dress‑code policy. Tackle special projects or assignments outside of regular duties willingly. Perform all other reasonable duties as assigned or requested. Supervisory Responsibilities Directly supervises the Environmental Services Department, carrying out responsibilities in accordance with company policies and applicable laws. Duties include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining staff; addressing complaints and resolving problems. Physical Demands The physical demands of this job include standing, walking, using hands, reaching with hands and arms, stooping, kneeling, crouching, balancing, speaking, hearing, climbing, lifting and moving up to 50 pounds. Qualifications Language Ability Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees. Math Ability Ability to add, subtract, multiply, and divide in all units of measurement, using whole numbers, common fractions, and decimals. Ability to compute rates, ratios, and percentages and to draw and interpret bar graphs. Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization. Ability to interpret a variety of written, oral, diagrammatic, or schedule instructions. Computer Skills Knowledge of word‑processing software, inventory software, and payroll systems.
