Position Community Manager - The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial administration and risk management, and ensuring compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations. Responsibilities Regular on-site attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset Living training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance issues with documentation, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and high-quality performance through leadership and support Ensure staff compliance with company policies and procedures Aim for the highest possible net operating income via cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and financial reports are accurate Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies and systems Ensure leasing techniques are effective in closing, follow-up, lease signing/documentation, and reporting accuracy Handle resident complaints and requests to ensure resident satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents Administrative and Maintenance Management Ensure all administrative and leasing reporting is accurate and submitted timely Lead the emergency response team for the property and manage emergencies in line with company guidelines to minimize liability Maintain excellent customer service and monitor service request turnaround Maintain property appearance with regular inspections and tours Plan and manage property resources, equipment, and supplies cost-effectively Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Frequent communication and desk/field work; ability to work overtime, weekends, and night hours (emergencies) Regularly required to remain stationary or move about the site; perform tasks at various locations Occasionally required to ascend/descend ladders, stairs, and perform tasks in various environments; lift up to 25 lbs; operate equipment and vehicles as needed License/Equipment Must have reliable transportation due to emergency on-call requirement Salary Range: $58,000 per year to $68,000 per year This job description is provided for informational purposes and may be modified.
