Assistant Property Manager (Chelsea Legacy)

Assistant Property Manager (Chelsea Legacy) Chelsea, MA 02150, USA Job Description Posted Wednesday, June 17, 2026 at 4:00 AM WinnCompanies is seeking an Assistant Property Manager to support the daily operations of The Neighborhood Developers Chelsea Portfolio, a 189-unit mixed LIHTC and HOME affordable housing community in Chelsea, MA. In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service. Please note that the pay range for this position is $28.00 to $31.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM. Saturdays as needed. Responsibilities: Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required. Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals. Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations. Assist in all facets of physical and financial management as needed and assigned. Act as Property Manager in absence of the Manager for specified amounts of time. Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices. Monitor the flow of accounts payable, from issuing purchase orders to processing invoices. Requirements High school diploma or GED equivalent. Less than 1 year of relevant work experience. Less than 1 year of supervisory experience. 1 year of experience administering affordable housing programs, including LIHTC, Tax-Exempt Bond, HOME, HPTF, and other applicable state or local programs. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Experience with various computer systems, including Microsoft Office. Outstanding verbal and written communication skills. Willingness to learn and be trained. Ability to multi-task in a fast-paced office environment. Ability to work with a diverse group of people and personalities. Preferred Qualifications: Experience with OneSite, Yardi or RealPage property management software. Bilingual in English and Spanish. Experience with new construction lease-ups. Relevant affordable housing certifications preferred, including HUD designations (CPO, COS, NAHP) and LIHTC certifications (SHCM, TCS, C3P, HCCP, NAHP).
