Our client is a leading provider of commercial HVAC services throughout the San Francisco Bay Area. The company specializes in maintenance, service, retrofit, repair, and new construction, supporting a diverse range of commercial facilities including office, retail, industrial, R&D, warehouse, medical office, data center, and manufacturing environments.

About the Opportunity

Our client is seeking a Maintenance Sales Representative to join their team and focus specifically on new business development. This is a true hunter role responsible for identifying, developing, and closing new commercial accounts for HVAC preventive maintenance contracts.

The ideal candidate will have a proven track record of success in B2B outside sales, strong prospecting skills, and the ability to build relationships with facility managers, property managers, building engineers, and other commercial decision-makers.

This is not an account management role. The primary focus is finding new opportunities, building a pipeline, and winning new business.

What You'll Do

• Develop new commercial accounts through cold calling, outbound prospecting, networking, referrals, and job walks.
• Identify and target prospective customers for HVAC preventive maintenance agreements.
• Build relationships with facility managers, property managers, building engineers, and commercial property decision-makers.
• Conduct site assessments and participate in job walks to identify customer needs and PM opportunities.
• Prepare and present customized maintenance proposals, repair quotes, and service agreements.
• Negotiate and close new business while consistently working toward revenue goals.
• Maintain an organized sales pipeline and accurately track activity in the CRM.
• Meet regularly with leadership to review pipeline activity, opportunities, and progress toward quota.
• Partner with operations to ensure a smooth transition from the sales process through implementation.
• Identify additional opportunities for repair, retrofit, and emergency service within new accounts.
• Stay current on company capabilities, pricing, services, and competitive positioning.

What We're Looking For

• 5+ years of B2B outside sales experience with a proven track record of hunting and closing new business.
• Demonstrated success consistently meeting or exceeding revenue quotas; $200K+ in annual sales preferred.
• Experience selling service contracts, maintenance agreements, HVAC, mechanical, facilities, or other recurring service offerings strongly preferred.
• Strong prospecting and cold-calling skills with the ability to build a territory from the ground up.
• Excellent communication, presentation, negotiation, and relationship-building skills.
• Highly motivated self-starter who can independently manage a territory.
• Comfortable working with commercial customers and decision-makers.
• Proficiency with Microsoft Office and CRM systems.
• Valid California driver's license and reliable transportation.

Preferred Qualifications

• Experience selling HVAC or mechanical services.
• Familiarity with commercial building operations.
• Existing relationships with Bay Area facility managers, property managers, or building engineers.
• College degree or equivalent professional experience.

What Success Looks Like

The successful candidate will be expected to:

• Generate at least $250,000 in new HVAC preventive maintenance contract sales during the first year.
• Build and maintain a strong, documented sales pipeline.
• Consistently prospect for and close new commercial and industrial accounts.
• Develop relationships that lead to long-term customers, referrals, and additional service opportunities.
