Our client is seeking a strategic, results-driven Director of Development – New Construction to lead the company's expansion within the residential construction market. This newly created position is responsible for identifying, pursuing, and securing new business opportunities with home builders, residential developers, general contractors, and key industry stakeholders regarding plumbing and HVAC services.
The Director of Development will serve as the primary growth leader for the residential new construction segment, building relationships that generate sustainable revenue growth while positioning our client as a preferred partner in the market. This role requires a combination of business development expertise, industry knowledge, relationship management, and strategic planning.
Key Responsibilities
Business Development & Revenue Growth
- Develop and execute a strategic growth plan focused on expanding our clients presence in the residential new construction industry.
- Identify and pursue new business opportunities with residential builders, developers, contractors, and development firms.
- Generate, track, and manage a robust sales pipeline of prospective projects and clients.
- Lead contract negotiations, pricing discussions, and proposal development efforts.
- Meet or exceed annual revenue and growth targets established by executive leadership.
- Monitor market trends, competitive activity, and emerging opportunities within the residential construction sector.
Relationship Management
- Establish and maintain strong relationships with developers, builders, architects, engineers, municipalities, and industry influencers.
- Become a trusted advisor and primary point of contact for prospective residential construction clients.
- Collaborate with existing customers to identify additional opportunities for growth and partnership.
Strategic Leadership
- Work closely with executive leadership to define long-term growth objectives and market expansion strategies.
- Evaluate new markets, geographic expansion opportunities, and strategic partnerships.
- Provide market intelligence and business forecasts to support organizational planning.
- Recommend service enhancements and operational improvements based on customer and market feedback.
Project Coordination
- Partner with estimating, operations, and project management teams to ensure successful project transitions from sales to execution.
- Support the development of project proposals, bid submissions, and client presentations.
- Maintain visibility throughout project lifecycles to ensure client satisfaction and identify future opportunities.
Reporting & Performance Management
- Maintain accurate records of business development activities, opportunities, and forecasts within CRM systems.
- Prepare regular reports regarding sales activities, market opportunities, and growth initiatives.
- Analyze key performance metrics and adjust strategies to maximize results.
Qualifications
Required
- Bachelor's degree in Business, Construction Management, Marketing, Real Estate Development, or related field; equivalent experience will be considered.
- 5-7 years of business development, sales, or development experience within the construction industry.
- Proven track record of generating and securing new business in residential construction or related markets.
- Strong understanding of residential building processes, development cycles, and industry trends.
- Demonstrated success in relationship building and contract negotiations.
- Excellent communication, presentation, and leadership skills.
- Ability to develop and execute strategic growth initiatives.
Preferred
- Existing network of relationships with residential builders, developers, and construction industry professionals.
- Experience working with custom home builders, production home builders, multifamily developers, or residential general contractors.
- Knowledge of local and regional residential construction markets.
- CRM and business development software experience.
