Role Description This full-time, on-site Development Associate role is based in Atlanta, GA. Overall Development Associates contribute to the company’s success by providing project management and financial oversight in projects — while maintaining the highest standards of excellence in terms of quality by overseeing and coordinating projects to ensure they meet business plan goals. They identify goals, timelines, resources, and monitor progress. They work internally with cross‑functional teams, such as architects/designers, finance, and leasing, to ensure projects run smoothly. Responsibilities commence in the development lifecycle at the acquisition stage through due diligence to construction, leasing and completion. Requirements and Skills Experience with all aspects of the real estate development process, from acquisition, scheduling, budgeting and financing through design and construction preferred Experience managing projects under deadlines and budgets that require the organizing of multiple tasks and objectives Experience writing RFPs and reviewing, comparing, and level setting design and construction proposals preferred Experience managing the construction process, including scheduling, budgets, RFIs, and change orders preferred Preference for applicant to have skills and experience in negotiating financing commitments Proficiency with Microsoft Word, Excel, PowerPoint, and Project (or similar) is required; proficiency with Rabbet (or similar) is preferred Good decision‑making skills, sound judgment, and problem‑solving approach Ability to take initiative and with confidence Strong written and verbal communication skills Excellent time management and overall organizational skills Ability to identify and resolve problems and develop alternative solutions in a timely manner Responsibilities Follow development budgets and pro forma operating budgets and manage the development budget throughout the development process; compare contractual commitments to budget; work closely with finance and accounting to maintain accountability to budget of costs spent Track the entitlement/zoning and permitting processes, and related community input and approval processes Coordinate with federal, state and local government agencies, ensuring that all financing and government regulations are met and required approvals obtained Manage and maintain development schedules to ensure timely completion of development milestones including closing Attend OAC meetings and organize tasks and takeaways effectively; follow up to ensure timely completion of all items Work closely with leasing team to ensure that leases and the development plan are in sync; review leases and maintain database of knowledge regarding delivery and other obligations under lease documents Coordinate with asset and property management to ensure timely and successful property opening and operating Communication with and coordination of the work of professional consultants comprising the development team, including land planners, engineers, architects, utility companies and other third‑party consultants, as well as the construction team Work with team members to prepare responses to RFPs and solicitations for bids by collaborating on the creative concept, analyzing the economics and financing structure, and preparing proposal materials Work closely with VP or SVP or third‑party design and construction management staff (as applicable), third‑party design professionals and general contractors to generate and refine development plans to produce high quality projects Coordinate construction matters with the internal and/or third‑party construction manager (as applicable) to complete construction on budget and schedule Oversee timely completion of close‑out process Communicate project status to project team members and stakeholders accurately and on time. Develop and implement solutions to correct any deviation Review civil engineering and architectural plans, working with staff, consultants, and elected bodies to manage and complete the design and city approval process Perform all other duties as assigned and ensure the completion of tasks within acceptable time frames #J-18808-Ljbffr
