Director, Transaction Management

Overview Director, Transaction Management. As a member of Cushman & Wakefield’s Portfolio Advisory Group, the Transaction Management Director will be dedicated to one or more of Cushman & Wakefield’s dynamic client accounts. You will collaborate with peers and the account team to support a client's strategic real estate vision and embody the team philosophy “Client First, Insight Always, Execution Excellence.” This role is responsible for the day-to-day transaction management of large strategic initiatives and enterprise transactions across asset classes, with accountability for market optimization planning, and ensuring high-quality service and work product. The strategic initiatives require proactive identification of opportunities to optimize the client’s portfolio and oversight of aggressive negotiations to deliver favorable outcomes. The candidate will prepare best-in-class reporting and be comfortable ideating solutions. Major Responsibilities People and Account Management: Assist with all aspects of relationship management with the client and required reporting; partner with Client Corporate Real Estate Team and local Business Unit leads to understand requirements and build transactional strategies; lead and/or facilitate client presentations; participate in client/C&W business reviews and key client meetings; manage direct reports through coaching and mentoring to ensure a highly engaged team. Transaction Management: Assist with the implementation of portfolio plans that align with client real estate goals and objectives; initiate new transactions, dispositions and renewals; manage Cushman & Wakefield and third-party brokerage resources; lead, direct and provide strategic guidance to brokers and the client; execute complex large transactions with high-level knowledge; partner with clients’ senior operational groups to identify real estate needs and opportunities; negotiate and manage transactions in a globally consistent manner; oversee legal review of all client lease documents; maintain and monitor process reporting to the client using various tools; perform market and financial analysis to ensure accurate data for each transaction; engage with project managers, facility managers, environmental and other consultants as required; manage process documents and revenue projections/tracking; complete transaction post-mortems and/or client surveys to facilitate continuous improvement. Strategic Planning: Lead the development of strategic plans and provide strategic real estate advice to clients; proactively identify pull-forward strategies and potential occupancy cost savings; develop occupancy expansion/contraction strategies; produce and/or support business case development; oversee reports, data, and financial analyses toward the completion of a strategic plan. Client Reporting: Coordinate and implement reporting requirements, including developing standardized reports and templates; collect and enter portfolio data ensuring completeness and accuracy; provide instruction, guidelines and technical support to field agents, service partners, and the client to maximize the utility of reporting tools; prepare close-out reports and value-add calculations for all transactions. Process Documents: Modify and format existing generic process documents and playbooks to meet the client’s requirements; identify and implement process improvements and innovations. Knowledge and Experience 10+ years of experience in a corporate services role balancing internal and external client needs. Valid Real Estate license. Experience with high-level, complex transaction management including contract management/compliance and legal documentation. Proven effective project management skills to coordinate timely completion of tasks; ability to lead a team in a cohesive, performance-measured environment. Strong organizational skills to balance multiple responsibilities and deliverables while ensuring client satisfaction. Financial analysis and modeling skills; advanced MS Word, Excel, PowerPoint and Outlook. Compensation ranges from $157,250.00 to $185,000.00 and depends on factors such as location, experience, and qualifications.
