Regional Transition Manager

Job Overview Responsible for assisting the RM/RVP and site team to maintain operational excellence for newly acquired assets through an effective transition process. This position is tasked with transitioning all facets of community operations—including people and processes—onto the Bell operating platform to ensure optimal performance, escalating issues, seeking assistance and resources, coordinating with departments, and reporting on plan status and property performance. The role will also assist with executing successful dispositions. Responsibilities Participate in transition calls to prepare for transition and execute assigned tasks. Support the RM/RVP in executing the 90‑day plan and transition action items to ensure property performance. Act as an internal department liaison for transition items such as service contracts, utility placements, and IT functionality. Lead, direct, and control all facets of the community, following Bell Apartment Living standards and policy while operating within budget to ensure quality services and customer satisfaction. Assist the Community Manager in setting up Bell library, lease files, and office organization to comply with Bell policies. Assist in setting up systems (Onesite, Ops Technology, e‑payments, Websites, Yieldstar, Level One, EBI, etc.). Lead the recruiting effort for the on‑site team, sourcing talent, reviewing resumes, interviewing candidates, and providing strong candidates for new acquisitions. On‑board and train each associate on Bell policies, procedures, processes, and systems, guiding them through learning plans. Assist corporate support associates and the RM in setting up Bell platform functions as assigned. Assist the RM/RVP/CM with vendors (research, OPS setup, VMP) and prepare for investor tours during transition. Act as a mentor and resource to the CM throughout the transition period. Champion the BAL Hassle‑Free Living Strategy and support multi‑site operations under RM & RVP direction. Provide assistance for dispositions (compiling service contracts, pulling rent rolls, etc.) and ensure staffing is maintained during dispositions. Other Duties Other duties as assigned. Flexible with working hours and travel as required. Strategic planning and execution skills. Education and Background Undergraduate degree required. Five (5) years of progressively responsible management in service and/or property management. Minimum three (3) years of recent experience in a company with 500 or more employees. Multi‑site experience preferred; lease‑up, renovation, acquisition, and/or disposition experience is a plus.
