The role ELIFIN is hiring a Self Storage Specialist to own the self storage sector in Louisiana. This is not an entry-level seat and it is not an apprenticeship. We are looking for someone who already knows this asset class: someone who can explain the gap between an owner's street rates and in-place rents, read a unit mix, and tell a seller what their ECRI history will do to a buyer's underwriting before the buyer's underwriter gets there. Self storage experience is a hard requirement for this seat. The territory Every ELIFIN agent operates a Block, a defined territory by property type and geography. Blocks are how we build market share instead of chasing whatever comes across the transom. This Block is self storage in Louisiana. One person, one asset class, one state. Investment sales and owner representation on single facilities and on portfolios, plus buyer representation for the groups acquiring them. Most Louisiana self storage trades quietly. Deals move between operators who already know each other, or through national shops that engage once a portfolio is large enough to clear their threshold. The owner with two facilities, a management company they are unhappy with, and a 1031 clock running does not have an obvious call to make. Neither does the regional consolidator trying to find the next four sites, or the developer weighing a market they have never built in. That is the opening. What you will do Generate and service self storage sale assignments across Louisiana Underwrite and value facilities: revenue management, unit mix, street rates versus in-place rents, NRSF, RevPAF, expense ratios, tenant protection plan and ancillary income, third-party management economics Normalize owner-operator financials to institutional standards: market management fee, market payroll, market-rate insurance Run supply and demand analysis on trade areas: net rentable square feet per capita, saturation inside the three-mile and five-mile rings, and the permitted and under-construction pipeline Advise developers on site selection, feasibility, absorption, and stabilization assumptions Represent buyers on acquisitions, including 1031 exchange timelines and portfolio roll-ups Prospect owners directly and consistently, using our database and your own relationships Build ELIFIN into the recognized authority on Louisiana self storage: research, market reports, conference presence, and reputation Who we are looking for You have direct, verifiable experience in the self storage industry. That means one or more of the following: Brokered self storage sales or portfolios, at any shop Worked for an operator: Extra Space, Public Storage, CubeSmart, U-Haul, or a regional or independent operator, in acquisitions, revenue management, district or regional management, or asset management Developed, owned, or operated self storage facilities Appraised, underwrote, or financed the asset class on the lender or investor side Managed a self storage portfolio for an investor or family office You are also fluent in the operating side. You have worked in SiteLink, storEDGE, or Yardi Breeze, or you have underwritten enough of their reports to read a management summary cold, and you know your way around Radius+ or equivalent supply data. You understand what a facility is worth when the owner has not pushed rates in three years and in-place rents sit well below street, and you can explain that to an owner who does not want to hear it. Beyond the resume: You are hunting, not waiting. This territory has no inherited book. You will build the pipeline. You have the character to sit across from a CEO, an investor, or a developer and be the most knowledgeable person in the room on your product. You are coachable on our system even though you are experienced in your sector. Those are different things and we expect both. You call Louisiana home and intend to stay.
