Associate, Real Estate, 2026

Oaktree is seeking an Associate to join the Real Estate team in its Los Angeles office. The Associate will have the opportunity to participate in a wide range of real estate debt transactions for Oaktree’s Real Estate Debt strategy. Responsibilities Leading execution efforts on underwriting and closing. Preparing detailed financial modeling. Performing quantitative and qualitative analysis. Developing and maintaining business and industry due diligence. Participating in deal structuring, legal documentation, negotiations and closing. Drafting memoranda for internal and external use. Presenting deals at credit committees. Collaborating with internal parties including equity coverages and junior resources. Monitoring the performance of existing portfolio investments. Qualifications 2-3 years’ experience as an analyst or associate with a top investment bank or real estate investment fund. Outstanding financial modeling, analytical and presentation skills. Demonstrated competency in financial statement analysis, business valuation, accounting and finance. Excellent written, verbal and interpersonal communication skills. Outstanding initiative and strong work ethic. Ability to prioritize and manage multiple competing tasks. Collaborative, team-oriented with a strong sense of integrity and professionalism. Education A Bachelor’s degree with honors from a top university or college is required. Compensation Base Salary Range: $150,000. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives, a comprehensive benefits package and a flexible work arrangement. The base salary offered will be commensurate with experience and/or qualifications, industry knowledge and expertise, as well as prior training and education.
