Apartment Maintenance Technician

ABM is seeking a dependable, skilled, and customer-focused Maintenance Technician to support the daily maintenance and operation of a residential apartment community. This position is responsible for completing resident service requests, apartment turnovers, preventive maintenance, inspections, and emergency repairs.

The ideal candidate has recent experience in apartment, residential, hotel, or facilities maintenance and can independently troubleshoot HVAC, electrical, plumbing, appliance, and general building issues. This role requires strong follow-through, professional resident interaction, attention to detail, and a commitment to safety and quality.

Responsibilities

• Complete resident service requests accurately and within established response-time expectations.

• Diagnose and repair HVAC systems, including completing preventive maintenance, changing filters, and resolving common heating and cooling issues.

• Perform basic electrical repairs involving outlets, switches, breakers, lighting, fixtures, and related components.

• Diagnose and complete plumbing repairs involving faucets, toilets, garbage disposals, water heaters, leaks, drains, and fixtures.

• Troubleshoot and repair residential appliances, including refrigerators, ranges, dishwashers, washers, and dryers.

• Complete general carpentry and make-ready work involving doors, locks, cabinets, drywall, painting, flooring, trim, and other interior finishes.

• Prepare vacant apartments for new residents by completing repairs, inspections, punch lists, and unit-turn assignments.

• Perform routine building, equipment, grounds, and unit inspections.

• Complete preventive maintenance on HVAC systems, building equipment, appliances, and property components.

• Review assigned work orders and determine the time, tools, parts, and materials needed to complete each repair.

• Prioritize emergency requests while completing routine work orders within established timelines.

• Document completed repairs, materials used, follow-up needs, and relevant observations.

• Maintain tools, equipment, parts, and work areas in clean and safe condition.

• Follow all company policies, safety procedures, building codes, and applicable regulatory requirements.

• Interact professionally with residents, property management, vendors, and other maintenance team members.

• Participate in the property's on-call rotation and respond promptly to after-hours emergencies.

• Assist with property grounds, common areas, inspections, and other maintenance needs as assigned.

Qualifications

• High school diploma or GED.

• At least three years of recent and consistent apartment, residential, hotel, or facilities maintenance experience.

• Working knowledge of HVAC, electrical, plumbing, appliances, carpentry, drywall, painting, flooring, and general repairs.

• Demonstrated apartment turnover or make-ready experience.

• Experience completing unit inspections and punch lists.

• Experience completing, prioritizing, and documenting resident work orders.

• Ability to participate in an on-call rotation and respond to emergency maintenance needs.

• Ability to work independently while contributing effectively within a maintenance team.

• Strong verbal and written communication skills.

• Consistent attendance, dependable follow-through, and a strong sense of accountability.

• Professional and customer-focused approach when interacting with residents.

Preferred Qualifications

• EPA Section 608 certification.

• Certified Pool Operator certification.

• Technical or trade-school training in HVAC, electrical, plumbing, building maintenance, or a related field.

• Previous experience in a Class A, luxury, or high-volume apartment community.

• Experience using an electronic property management or work-order system.
