Description R4 Capital LLC (“R4”) is seeking an Asset Manager to help support and expand its Asset Management and Servicing platforms for a rapidly growing portfolio of affordable housing investments. This individual will be responsible for managing pre-stabilized and stabilized assets on behalf of Investors. The successful candidate will oversee a portfolio of affordable housing properties throughout various stages of the investment lifecycle and work closely with internal and external stakeholders to maximize investment performance. Effectively manage a national portfolio of Low-Income Housing Tax Credit (“LIHTC”) investments and maximize returns for R4 Clients. HCCP designation is preferred. Oversee LIHTC developments throughout the investment lifecycle, including construction monitoring, lease-up, LIHTC compliance, permanent loan conversions, and ongoing asset management for a portfolio of approximately 30 to 50 properties. Serve as the primary point of contact for external partners, including developers, general partners, lender representatives, and property management, while fostering and maintaining strong professional relationships. Organize and participate in meetings with developers, contractors, general partners, Management Agents and other stakeholders. Respond professionally and promptly to requests for information and project updates. Collaborate with developers, operating partners, asset managers, and other project stakeholders to maximize the long-term operational and financial success of investments. Monitor investments in accordance with Bond Documents.Review and approve development draw requisitions through Stabilization and prepare recommendations for Final Completion and Stabilization approvals for presentation to R4 Servicer Executives and Investors. Maintain and manage investment, partnership, and portfolio data within MRI Software’s Integratec database platform (or similar systems). Experience with similar database portfolio management is preferred. Analyze property financial statements, operating performances, equity funding forecasts and tax credit projections, and other investment-related reporting. Prepare requests for debt and equity releases in accordance with the governing loan, partnership, and investment documents. Work closely with Management Agents and General Partners to identify operational and financial challenges, develop strategies to address issues, and implement action plans for underperforming investments. Conduct periodic site visits, property inspections, and file reviews during construction, lease-up and stabilized phases. Travel approximately 20% to 25% of the time for property inspections and stakeholder meetings. Job Skills/Qualifications Bachelor's degree in Real Estate, Finance, Business Administration, Marketing, or a related field. Minimum of two years of experience in the LIHTC industry, with demonstrated progression of responsibility and success, is desired. Strong analytical skills with experience reviewing financial statements, operating reports, and investment performance metrics. Excellent communication, relationship management, and organizational skills. Knowledge of affordable housing development, construction monitoring, lease-up, compliance, and asset management practices. HCCP designation and experience with MRI Integratec or similar asset management systems are preferred. R4 considers multiple factors to determine compensation, including a candidate’s education, training, qualifications, and experience.
