COMPENSATION & SCHEDULE

• Pay: $23.50/hour

• Full-time | Monday–Friday

The Eviction & Foreclosure Specialist manages and coordinates eviction and foreclosure activities involving residential mortgage loans, with a strong emphasis on VA (U.S. Department of Veterans Affairs) home loan requirements. This role ensures compliance with VA servicing guidelines, applicable foreclosure and eviction regulations, and required legal timelines. Success requires accurate case management, effective coordination with attorneys and vendors, and timely resolution of mortgage-related foreclosure and post-foreclosure eviction cases.

KEY RESPONSIBILITIES

• Coordinate and monitor residential mortgage foreclosure and post-foreclosure eviction processes, ensuring compliance with applicable state and federal regulations.

• Apply VA home loan servicing requirements, foreclosure procedures, and applicable post-foreclosure eviction guidelines to ensure cases are handled accurately and within required timelines.

• Work closely with foreclosure attorneys, eviction counsel, mortgage servicers, and third-party vendors to track case progress, resolve delays, and ensure timely completion.

• Review and maintain foreclosure and eviction documentation, including legal notices, court filings, possession orders, case histories, and compliance records.

• Monitor deadlines, identify compliance risks, escalate exceptions, and provide accurate case updates to internal stakeholders.

MINIMUM QUALIFICATIONS

• Minimum 2 years of experience in residential mortgage servicing, foreclosure, or post-foreclosure eviction operations involving home loans.

• Required: Direct working knowledge of VA home loan requirements, including VA foreclosure guidelines, servicing compliance, and post-foreclosure eviction procedures.

• Strong understanding of mortgage default processes, legal documentation, foreclosure timelines, and coordination with attorneys and vendors. Must be highly organized, detail-oriented, and able to manage multiple cases simultaneously.

• Experience with VA-guaranteed mortgage loans, default servicing, foreclosure timelines, and post-foreclosure property possession.

• Familiarity with investor and insurer requirements, including FHA, Fannie Mae, and Freddie Mac.

• Experience coordinating with foreclosure attorneys, mortgage servicers, and third-party legal vendors.
