Set up, monitor, and optimize Meta and Google Ads campaigns for apartment leasing, brand, and Gray Report promotion Analyze cost-per-lead, conversion rates, and overall campaign health Audit portfolio listings on Apartments.com, Zillow, and other ILS platforms Coordinate with property teams to improve listing presentation Own HubSpot as the marketing system of record, including contact lists, workflows, email sequences, segmentation, and reporting Monitor website traffic, lead-form conversions, and drop-off points Flag website issues to the development team Oversee SEO strategy and monitoring through the automation stack Assist the investment team with investor-facing decks, deal summaries, and quarterly updates Steward the Gray Capital brand across touchpoints and contribute to positioning decisions Support investor relations with polished capital-raise marketing materials Manage The Gray Report content calendar and coordinate with the video team on clip formats and distribution Run Gray Report ads, track performance, assist with guest booking, and contribute to editorial strategy Own the social media content calendar and coordinate distribution across platforms Monitor social engagement and identify effective content Work in Canva, direct freelancers, and use generative AI tools for visual assets Report day-to-day to Tiffany Brewer for Gray Residential work and to Blake Pieroni for Gray Capital work Requirements 4–6 years of marketing experience, with meaningful time in performance marketing (paid social, paid search) HubSpot proficiency — workflows, contact lists, sequences, attribution reporting; hands-on experience required Hands-on Meta Ads Manager and Google Ads experience Technically literate and able to work in dashboards and learn new tools quickly Curiosity about how systems work Willingness to embrace AI-powered marketing tools Current knowledge of platform shifts, algorithm priorities, and organic marketing trends Ability to learn the real estate business quickly Self-directed and able to work without close supervision Apartment or multifamily marketing experience (nice to have) Familiarity with ILS platforms such as Apartments.com and Zillow (nice to have) Podcast or newsletter brand marketing experience (nice to have) Hands-on marketing automation or AI-assisted tools experience (nice to have) Core Competencies Demonstrates expertise in performance marketing, particularly with Meta Ads and Google Ads, while effectively managing HubSpot for marketing automation and reporting.
