Corporate Retail Real Estate Manager – Restaurant & Retail Development
Location: Texas Preferred
Compensation: $125,000 Base Salary + Benefits
Position Overview
We are seeking an experienced and results-driven Corporate Real Estate Manager to support the continued growth of a nationally recognized restaurant and retail franchise organization. This role is responsible for identifying, evaluating, negotiating, and securing new locations that align with the company's strategic expansion goals.
The ideal candidate combines strong market intelligence, site selection expertise, and lease negotiation skills with a deep understanding of restaurant and retail development. Working closely with executive leadership, operations, finance, legal, and development teams, this individual will play a critical role in driving profitable growth across multiple brands and markets.
Key Responsibilities
- Identify, evaluate, and secure restaurant and retail locations that support the company's expansion strategy.
- Conduct market research, demographic studies, traffic analysis, and competitive evaluations to determine site viability.
- Develop and maintain a pipeline of prospective locations across targeted growth markets.
- Lead lease negotiations and renewals, ensuring favorable terms that support long-term profitability.
- Partner with legal counsel throughout the lease review and execution process.
- Evaluate site feasibility, zoning requirements, permitting considerations, and development constraints.
- Build and maintain strong relationships with landlords, developers, brokers, property owners, and real estate partners.
- Collaborate with operations, construction, finance, and executive leadership to ensure alignment on site selection decisions.
- Prepare financial analyses, site approval packages, and executive presentations supporting investment decisions.
- Monitor market trends, competitor activity, and real estate opportunities to identify strategic growth initiatives.
- Manage multiple projects and transactions simultaneously while meeting development timelines.
Qualifications
- Active Texas Commercial Real Estate License required.
- Bachelor's degree in Real Estate, Business, Finance, or related field preferred.
- CCIM, SIOR, or other commercial real estate certifications are a plus.
- Minimum 3 years of commercial real estate experience, preferably within restaurant, retail, franchise, or multi-unit development environments.
- Proven success negotiating leases and managing real estate transactions from site identification through execution.
- Strong knowledge of retail centers, strip centers, freestanding locations, and QSR development.
- Experience supporting multi-unit growth strategies and managing real estate portfolios.
- Understanding of zoning regulations, entitlement processes, site feasibility, and permitting requirements.
- Strong financial acumen with experience analyzing site economics and investment opportunities.
- Excellent communication, relationship-building, and negotiation skills.
- Ability to thrive in a fast-paced, growth-oriented environment with multiple priorities and deadlines.
