Corporate Property Manager — Retail Portfolio

Location: Dallas, TX

Work Setting: In-office

Travel: Approximately 10%

Our client is seeking an experienced Corporate Property Manager to oversee the operations and financial performance of a national commercial real estate portfolio. The portfolio is heavily retail-focused, with some exposure to other asset classes.

This is a highly visible, independent role for someone who can operate without day-to-day senior property management oversight. The right person will bring strong retail property management experience, hands-on CAM reconciliation knowledge, property accounting capability, and the ability to support ownership, asset management, tenants, vendors, and site-based teams.

What You Will Do

• Oversee day-to-day property operations across a multi-property (10 or less) commercial portfolio
• Manage tenant relations, service contracts, vendor relationships, rent collections, property inspections, and operational issue resolution
• Support site-based teams by providing direction, consistency, and operational standards
• Review and approve property payables, contracts, and expenditures in line with approved budgets
• Prepare, manage, and present annual operating budgets
• Complete CAM reconciliations and manage CAM pool structures
• Analyze monthly financial statements and prepare variance explanations
• Coordinate with internal accounting on AR/AP, billings, chargebacks, and tenant recoveries
• Communicate with ownership and asset management regarding property performance
• Support leasing and construction-related activity as needed, including lease economics, abstracts, tenant improvements, build-outs, scope, budget, and contractor coordination

Ideal Background

• 8-10 years of retail property management experience
• Experience managing a multi-property portfolio independently
• Hands-on CAM reconciliation and property accounting experience
• Strong knowledge of lease structures, operating expense recoveries, budgets, reforecasts, and variance reporting
• Experience with Kardin and Sage Timberline / Sage 300 CRE strongly preferred
• Proficiency with Excel and Microsoft Office
• Ability to communicate professionally with owners, tenants, vendors, accounting, and asset management
• CPM, RPA, or similar designation is a plus
• Dallas-based and able to travel approximately one two-day site trip per month
