Responsibilities include timely and quality maintenance, inventory control, member satisfaction, safety, and program documentation.The Maintenance Technician II sets and meets goals and key performance indicators (KPIs) focused on NOI, occupancy, repair ticket and unit repair resolutions, member satisfaction, compliance, safety inspections, and customer service response time to maximize property performance and support to members.**Essential Job Duties** are performed in strict adherence to Maiker standards, policies, and procedures, and to local, State and Federal laws and regulations. Other duties may be assigned by the Maintenance Supervisor and/or Community Manager. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.***Quality and Timely Maintenance**** Perform maintenance and preventative maintenance assigned work orders* Perform work in a timely manner resulting in quality work and sound service performance* Perform electrical, plumbing, and general carpentry work* Maintain and control parts and supply inventory, keeping accurate records regarding materials used and inventory replacement needs* Supervise vendors as requested* Assist in snow shoveling, plowing, de-icing and removal as warranted* Participate in scheduled after-hours on-call maintenance service* Assist with preparation for HUD, CHFA, and City inspections on property***Safety Requirements**** Follow Emergency Procedures Plan for the property* Inspect property for unsafe conditions and correct such conditions promptly* Understand Chemical Safety Instructions and the Safety Data Sheets (SDS)* Ensure all chemicals received and in stock have instructions and MSDS sheets* Promptly report any missing MSDS to the Maintenance Supervisor* Participate in staff and safety meetings***Member Satisfaction**** Support members to resolve issues, involve Community Manager for timely resolution as needed* Interact with members and coworkers in a courteous and professional manner## Qualifications***Education and Experience**** High school diploma or general education degree (GED); or 1-3 months related experience and/or training; or equivalent combination of education and experience.* On-site multifamily maintenance experience preferred* Working knowledge of MS Office, including Word, Excel, and Outlook* Working knowledge of Order Processing Systems and Yardi Property Management software* Bilingual in Spanish/English preferred* Valid driver’s license and auto insurance***Knowledge and Skills**** HVAC certification, designations from AAMD or other Certifications are desirable* Excellent customer service skills, sensitive to customer needs* Excellent organizing and planning skills with ability to manage multiple projects and priorities* Demonstrates excellent teamwork, recognizes need for assistance when work exceeds skill level* Detailed, accurate, and consistently meets deadlines* Strong mathematical skills, including fractions, percentages, and ratios* Understands and masters the technical skills and tasks, shares technical expertise with others* Defines problems, collects data, establishes facts, and draws valid conclusions* Promotes mutual respect, keeps workplace clean and safe, supports safety programs* Reads and interprets documents such as safety rules, operating and maintenance instructions,* and procedure manuals* Writes routine reports and correspondence* Flexible and open to new ideas and responsibilities, handles pressure, adjusts to changing needs* Demonstrates ability to solve practical problems and exhibits sound and accurate judgment***Physical Requirements and Working Conditions**** Stand and walk on hard surfaces, and go up and down stairs* Use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl* Talk and hear and occasionally sit, taste, or smell* Lift and/or move up to 25 lbs., frequently lift and/or move up to 50 lbs., and occasionally lift and/or move up to 100 lbs.* Reach to shoulder level and above, and bend at the hips and knees* Specific vision abilities including close vision, distance vision, color vision, peripheral vision, and depth perception* Promote mutual respect, keep workplace clean and safe, support safety programs* While performing the duties of this job, the employee is regularly exposed to: + fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical parts + outdoor weather conditions, and wet or humid conditions (non-weather)* Employee is occasionally assigned to work in high, precarious places and work with explosives* The noise level in the work environment is usually moderate #J-18808-Ljbffr
