Maintenance Director

Maintenance Director (Maintenance) Seeking a Maintenance Director who is a well-rounded tradesperson and would like the opportunity to direct and perform repairs, preventative maintenance and other functions at Jackson Creek Memory Care! Working independently and skillfully, the Maintenance Director will oversee community comprised of 33 memory care apartments. A successful candidate will have property maintenance experience in painting, mechanical, electrical and plumbing. Experience in managing a budget and vendor contracts during a renovation and major capital projects is required. Ability to speak Spanish fluently is desired. The Maintenance Director serves as a member of the Executive Director's leadership team. A wage range of $50,000-55,000, plus full-time benefits are provided. Essential Duties The primary purpose is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that our facility is maintained in a safe and comfortable manner. Ensure that maintenance schedules are followed as outlined. Develop and maintain written maintenance policies and procedures. Plan, develop, organize, implement, evaluate, and direct the Maintenance Department. Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.). Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department. Assist in preparing and planning the Maintenance Department's budget for equipment, supplies, and labor, and submit to the Executive Director for review, recommendations, and approval. Maintain current written records of department expenditures and assure that adequate financial records and cost reports are submitted to the Administrator upon request or as necessary. Make weekly inspections of all maintenance functions to assure that quality control measures are continually maintained. Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job‑related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded. Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control. Participate in community surveys (inspections) made by authorized government agencies as necessary or as may be directed. Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Executive Director. Hold outside vendors accountable for services performed that they are properly completed/supervised in accordance with contracts/work orders. Solicit advice from inter‑department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas, and/or improve services. Make daily rounds to assure that housekeeping personnel are performing required duties and that appropriate maintenance procedures are being rendered to meet the needs of the community. Maintain a productive working relationship with other department supervisors and coordinate maintenance services to assure that services can be performed without interruption. Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly. Follow established safety regulations in the use of equipment and supplies at all times. Ensure that all personnel wear and/or use safety equipment and supplies (e.g., back brace, mechanical lifts, etc.) when lifting or moving heavy objects. Ensure that supplies and equipment are maintained to provide a safe and comfortable environment. Promptly report equipment or facility damage to the Executive Director. Assume the responsibility for obtaining and maintaining Material Safety Data Sheets (MSDSs) for hazardous chemicals in the maintenance department. Ensure that containers of hazardous chemicals in the department are properly labeled and stored. Ensure training for use labels and MSDSs to recognize hazards and follow appropriate protective measures. Develop, maintain, and implement infection control and universal precautions policies and procedures to assure that a sanitary environment is maintained at all times and that aseptic and isolation techniques are followed by all maintenance personnel. Ensure that all personnel performing tasks involving potential exposure to blood, body fluids, or hazardous chemicals participate in appropriate in‑service training programs prior to performing such tasks. Ensure that maintenance policies and procedures identify appropriate safety precautions and equipment to use when performing tasks that could result in bodily injury. Make periodic rounds to check equipment and assure that necessary equipment is available and working properly. Monitor maintenance procedures to ensure that supplies are used in an efficient manner to avoid waste. Maintain the confidentiality of all resident care information including protected health information. Be prepared to handle emergencies as they arise (i.e., rescheduling maintenance work schedules, etc.). Ensure that appropriate medical waste is disposed of in accordance with facility procedures. Supervisory Requirements This position coordinates with one housekeeper on staff. Reports to the Executive Director. Qualification Education and/or Experience Must possess, as a minimum, a high school education or its equivalent. A minimum of three (3) years of experience in a supervisory capacity is helpful. Experience in a maintenance/plant‑related position is required. General knowledge of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems. Able to read and interpret blueprints, if/when required. Be knowledgeable in building codes and safety regulations, open to continuing education on these topics where applicable. Language Skills Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism. Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public. Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas. Ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices. Mathematical Skills Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Certificates, Licenses, Registrations Must be licensed in accordance with current applicable standards, codes, and labor laws.
