Job Title: Leasing Manager (License Required) Company: Ultimate Properties Location: Peoria, AZ 85382 Reports to: Senior Leasing Manager Job Type: Full-time/In Office Salary: 60k – 70k Company Overview: We are a dynamic and growing property management company dedicated to providing exceptional service to our clients and tenants. Our team is committed to maintaining high standards of professionalism, integrity, and efficiency in all aspects of our operations. We are currently seeking a detail-oriented and proactive Leasing Manager to join our team and contribute to our continued success. Position Overview: As a Leasing Manager for our Property Management Company, you will oversee the leasing operations of institutional investors as well as owners with portfolios of one to five homes, ensuring efficient and effective processes from initial application to move-in. This role also involves managing lease renewals and ensuring compliance with policies and legal requirements. You will collaborate with owners, clients and various teams to maintain high occupancy rates and excellent resident satisfaction. Key Duties and Responsibilities: Lease Renewals & Tenant Relations: Coordinate lease renewals, communicate terms to tenants, and assist with setting renewal rents based on market analysis. Manage 30-day notices to vacate, ensuring legal compliance. Address tenant concerns regarding lease agreements and policies. Leasing Process: Oversee the timely processing of rental applications. Ensure thorough screening procedures, including background checks and income verification. Coordinate leasing appointments, market available units, and monitor rental rates. Communicate with owners. Marketing & Advertising: Develop marketing strategies, audit rental listings, and optimize showings using platforms like Tenant Turner, Zillow, and company website. Lease Documentation & Compliance: Facilitate lease signings, manage addendums, and ensure legal accuracy. Ensure compliance with county rental registration and HOA requirements. Submit HOA dues, property taxes, and insurance payments as required. Qualifications: Real estate license required. 2+ years property management or leasing experience. Strong understanding of property management principles, leasing laws, and regulations. Excellent communication and interpersonal abilities. Knowledge of fair housing regulations and leasing laws. Proficiency in leasing software and Microsoft Office Suite. Ability to multitask and prioritize in a fast‑paced environment. High school diploma or equivalent. Bachelor’s Degree in Business Administration, Real Estate, or related field (preferred). Benefits: Competitive salary based on experience and qualifications.
