Maintenance Technician IThe Maintenance Technician performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost-effectiveness, and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues, including responding to and resolving any client requests or concerns.Essential Functions:Electrical: Maintain lighting fixtures and ballastsElectrical: Repair, replace, and/or maintain 115V convenience outletsElectrical: Assist in more complex repairs and additions to electrical systemsElectronic systems (Fire alarm, security, timers): Ability to operate and perform testsPlumbing: Repair flush valve on toilets and keep properly maintainedPlumbing: Perform corrective and preventive maintenance on all plumbing issues throughout the facility, including roof drains, storm drains, faucets, valves, and water filtersPlumbing: Clear drainage/sewage stoppages using appropriate equipment and methodsCarpentry: Repair and assemble furnitureHVAC: Change ventilation filtersHVAC: Perform lubrication of motors/pumps/fansHVAC: Assist in the repair of HVAC system equipmentHVAC: Perform cleaning of refrigeration equipment coilsGeneral: Maintain and clean mechanical rooms and equipment to maintain in like new conditionGeneral: Complete corrective/preventative maintenance work orders in a timely and professional mannerGeneral: Perform painting as needed/assignedGeneral: Perform cleaning/janitorial functions or superviseGeneral: Perform event setups and take-downsGeneral: Assist in installing new equipment for the facilityGeneral: Respond to on-call emergency repair work or after-hoursGeneral: Maintain clean and organized work areasGeneral: Maintain supply and materials in stock, organize and replenishGeneral: Maintain and clean mechanical rooms and equipmentGeneral: Assist other trades/technicians where assigned and/or neededGeneral: Ability to locate and shut off valves and electrical circuits in an emergencyOther Functions:Attend and actively participate in staff/safety meetingsMaintain all logs per ACA requirements as applicableOpen, document action taken and close on demand and preventative maintenance work requests using a PC and PDAPerform other assignments as needed and/or assignedCompetencies:Strong interpersonal and problem-solving skillsExcellent verbal/written communication and presentation skillsExperience in leading the project management processProven record of providing excellent customer serviceTechnical Skills:Understand and abide by all applicable Safety Data Sheets (SDS) proceduresUnderstand and abide by all Lock Out Tag Out proceduresPossess a working knowledge of MS Word, Excel, Outlook and PDAKnowledge, Skills, Abilities:RequiredHigh School Diploma or equivalent.One year of progressive experience in the repair and maintenance of a commercial building, educational environment, correctional facility or health care facility preferred.This position will be required to perform at a semi-skilled level for at least one of the following: Electrical, Plumbing, HVAC, Carpentry; Painting; with the ability to learn and become skilled or semi-skilled at the others.Fluent in English language to speak, read and write clearlyValid driver's licensePosition Type / Expected Hours of Work:This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.Travel:No travel is required for this position.Supervisory Responsibilities:No supervisory duties for this position.Work Environment:Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.Physical Demands:Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.The employee is regularly required to talk or listen effectively.Other Duties:Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities required of the employee for this job.
