Responsibilities Supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community by completing accounting and reporting tasks. Prepares monthly close‑out and financial reports, processes invoices for payment, collects rent, fees, and other payments, completes bank deposits, dispositions, and account reconciliations, and uses the property management system to record, track, and report on all financial workings of the property. Completes the full leasing cycle from beginning to end, supporting leasing and marketing efforts to achieve revenue and occupancy goals. Reviews and submits invoices from vendors, contractors, and service providers for payment, reconciling work performed or products purchased in accordance with company policies and procedures. Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements. Stays informed of changes in technology, industry standards, leasing and sales tools, and processes. Enforces lease agreements through apartment inspections, evictions, collections, notifications, and other processes. Conducts property tours, provides updates on property performance, and meets with clients as needed. Manages contractor and vendor relationships. Promotes resident satisfaction by establishing and maintaining relationships with residents and co‑workers. Ensures safety, cleanliness, and general appearance of the property, reporting mechanical, electrical, and injury incidents. Ensures maintenance team complies with company standards regarding service requests. Acts as on‑site supervisor in the absence of the Community Manager, organizing and delegating daily work, coordinating maintenance and make‑ready tasks with the maintenance supervisor, and managing community operations in compliance with policies, procedures, and business practices. Stays informed about market and competitor conditions that impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy, and follows established policies related to concessions and specials. Other duties as assigned. Work Hours and Environment Schedule: 40 hours in a regular work week. Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements: Must be available to work on weekends when scheduled and perform essential job functions unaccompanied. Works in an office environment with frequent exposure to outside elements that may be unpleasant or hazardous. Qualifications Education & Experience High School Diploma or GED Equivalent. Preferred: Property Management, Sales, Marketing, and Customer Service background sufficient to manage day‑to‑day operations of an apartment community. Advanced Skills Communication, presentation, and delivery skills with ability to connect to people at all levels. Computer Skills Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site). Licenses & Certifications Current Valid Driver’s License None Physical Requirements Weights: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work. Travel Requirements Routine local travel may be required to run business‑related errands, including but not limited to meetings and training.
