Janitorial Maintenance

Overview This part-time position requires maintaining a clean, sanitary, comfortable, orderly, and satisfactory environment for residents, employees, and visitors. The Janitorial Maintenance Technician follows instructions for handling, cleaning, disposing, and moving objects and materials. Responsibilities include completing light building maintenance and repairs, and performing unit make‑ready duties on empty units. Signing bonuses: $500.00 after 3 months and $1,500.000 after 6 months. Essential Functions Cleaning halls, common areas, and vacant units, including floors, walls, doors, bathrooms, grounds, stairwells, windows, and appliances as instructed. Developing property cleaning schedules with a supervisor for adequate coverage of buildings and grounds. Maintaining appropriate levels of cleaning supply inventory. Maintaining cleaning equipment in working order. Posting notices as needed. Working with maintenance and community manager to schedule vacant unit cleaning. Assisting in community meetings, holiday functions, and special resident requests as needed. Performing duties related to work orders and projects that include light electrical, plumbing, drywall replacement/repair, painting, lock replacement, tile repairs, blind and window treatment/replacement, HVAC furnace and A/C repairs. Completing all maintenance requests issued in a timely manner. Organizing record‑keeping of appliance replacement, carpet and paint. Ensuring vacant apartments are made ready per The Monroe Group Standards – scheduling vendors, flooring, painting, cleaning, replacing of appliances, and general repairs. Maintaining building inventory for cost‑effective operations. Responsible for 24‑hour emergency maintenance callouts; carrying a mobile phone/radio as required for on‑call maintenance. Completing grounds work, which may include picking up trash, sweeping curbs, and maintaining areas around the dumpster. Assisting with annual inspections with outside vendors on backflow pressure testing, elevators, fire panel and fire extinguisher testing. Following all company emergency procedures and ensuring safety standards are used in compliance with all company, local, city, state, and federal guidelines. Performing any other duties as assigned. Requirements Ability to work assigned hours as scheduled. Ability to use hand tools. Ability to use maintenance equipment. Ability to complete tasks in a timely manner. Ownership and provision of necessary tools related to assigned duties. Effective verbal and written communication skills. Education and Experience High School Diploma or equivalent. At least 1 year of maintenance technician experience, including HVAC, electrical, plumbing, and appliance repair knowledge. Experience in an affordable housing environment preferred. Technical training and license preferred. Equipment Used Hand, power, and specialty tools. Physical Demands and Work Environment Exposure to indoor and outdoor work environments with frequent odors, waste, insects, pests, and occasional confined spaces. Frequent use of hands to finger, handle, grasp with both hands, or feel; frequent wrist, hand, and finger motions; reaching and pulling with hands and arms. Prolonged standing; occasional walking short distances. Ability to move, drag, or lift up to 50 lbs regularly. Accurate color vision required. Frequent stretching of arms and upper body.
