As a Maintenance member, you will also have the opportunity to take part and get to know our residents on a personal level. What You’ll Do: Ensures the buildings/structural systems, community grounds, and equipment are maintained, functioning properly and are in good condition. Performs routine inspections of the community buildings and grounds. Recommends capital improvements and develops the annual operating budget and ensures the department is operating within budget. Manages major renovations and new construction projects. Research, recommends, and manages contracted services for pest control, waste management, recycling, outside grounds maintenance, snow removal, and other services as necessary. Monitors preventive maintenance schedules and the work order request system to ensure that work requests are completed in a timely manner. Monitors all security and emergency response systems to ensure all systems and generators and other emergency power sources are maintained and functioning properly at all times. Conducts routine fire and safety, tornado, and disaster evacuation drills in accordance with the community’s policies and state and federal regulations. Performs supervisory functions of maintenance personnel. Performs other duties as assigned. Who You Are: High School degree and a minimum of three (3) years of managing maintenance, security, and other relevant functions. Must have knowledge of physical plant systems, e.g.: heating, air conditioning, electricity, and computerized systems. Must be able to analyze mechanical/structural breakdowns and relate those breakdowns to independent contractors effectively.
