Job Description Summary This role manages the day‑to‑day operations of an assigned property, overseeing team members, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with company policies and applicable housing laws. Responsibilities Provide input into property budget development by analyzing financial statements, current and projected marketing information, and operational reports. Set rent rates, collect rent and fees, make bank deposits, and prepare monthly financial status reports. Approve vendor, contractor, and service provider invoices after reconciling work performed, validating certificates of insurance, coding charges, and coordinating with accounting and the client/owner. Control expenditures, manage the petty‑cash fund, and stay within approved budget constraints. Oversee lease enforcement: approve applications, negotiate discounts and renewals, conduct periodic inspections, enforce notice requirements, perform evictions, and collect late fees and permissible charges. Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding promptly to complaints and resolving service issues. Ensure maintenance staff complies with company standards for responding to resident service requests and conduct regular property inspections to maintain safety, cleanliness, and appearance. Supervise property staff: interview, hire, orient, train, and manage performance in line with company policies and business practices. Assist client/owner relations by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete accounting, financial, administrative reports and perform additional duties as assigned. (California only) Manage the lease process using the California Lease File Checklist to ensure document completeness and compliance. Qualifications & Skills Bachelor’s degree in Business Management, Real Estate, or a related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, and customer service, demonstrating day‑to‑day apartment community operations, complaint resolution, financial recordkeeping, revenue generation, and team coordination. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently and collaboratively. Valid state and local licenses and certifications required for the jurisdiction. Valid driver’s license to operate a golf cart and ensure on‑site staff have valid licenses. Proficiency with Internet, word processing, spreadsheets, database management, and property management software (Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage maintenance and other team members. Travel / Physical Demands Incumbent works primarily in an office environment but may encounter outside elements (temperature, weather, odors, hazards). Must access all interior and exterior property areas, physically lift or maneuver weights up to 20lb independently and 50lb with assistance, and make routine local travel for bank deposits, training, and outreach events. Compensation & Benefits Salary range: $82,000–$88,000 (experience preferred). Eligible for quarterly or annual bonus (corporate) or weekly, monthly, or quarterly bonus (onsite) based on performance.
