Here’s the scoop:

The Assistant Executive Director & Head of Sales is second in command at Kenect Nashville and owns the property’s revenue strategy. Working alongside the Executive Director, the A.E.D. sets sales direction across every Kenect revenue stream, including conventional and student leasing, mid-term rentals, coworking membership, and amenity rentals, and mentors the leasing team to deliver it. This is a strategic leadership seat: the A.E.D. builds the playbook, sets the standard, and coaches the team to execute, while day-to-day touring, follow-up, and lease processing stay with the leasing and membership teams. The position also owns collections and delinquency, serves as acting lead in the Executive Director’s absence, and delivers leasing and financial performance updates to ownership and investors.

What this opportunity entails:

Sales Strategy + Revenue

• Develop and lead the sales strategy for all Kenect revenue streams to achieve and exceed occupancy, revenue, and NOI goals.
• Set sales KPIs and targets aligned with the operating budget, and track pipeline and performance against them weekly.
• Own pricing and renewal recommendations, informed by quarterly competitor analyses, historical leasing data, and pre-lease pace, including the annual student pre-leasing cycle.
• Set rate strategy and occupancy targets for the mid-term rental program in coordination with the property’s MTR platform partner.
• Partner with the Coworking Membership Manager on coworking sales strategy, pipeline targets, and member retention.
• Build partnerships with local businesses, employers, and vendors to generate leads, support cross-marketing, and grow brand exposure. Represent Kenect at networking events, expos, and industry events.

Team Leadership + Development

• Lead, mentor, and develop the leasing team, fostering an enthusiastic, high-performance culture.
• Set the Kenect tour and sales standards and train the team to deliver them consistently. Observe, coach, and give feedback rather than conduct day-to-day tours.
• Lead weekly leasing and marketing calls to review performance, pipeline, and alignment with goals.
• Design and administer leasing incentive and commission structures with oversight from the Executive Director.
• Lead interviewing, hiring, and onboarding for sales and leasing roles in accordance with the Company’s policies and procedures. Coordinate ongoing training with the Executive Director and corporate staff.
• Support the Executive Director in supervising property staff across leasing, marketing, accounting, hospitality, fitness, and facilities.

Marketing + Digital Presence

• Direct marketing strategy in collaboration with the Director of Leasing + Marketing and Sr. Director of Brand + Membership.
• Oversee CRM systems and SOPs across Yardi Residential and Yardi Kube to ensure clean data and consistent follow-up.
• Ensure social media, listings, and Google Business profiles are current, on brand, and audited regularly for advertising accuracy.

Financial Performance + Operations

• Collaborate with the team to build and execute the community’s annual operating budget to achieve or exceed budgeted occupancy and pro forma.
• Participate in monthly financial performance reviews. Monitor operating statements and control delinquency, collections, and expenditures to protect NOI through careful forecasting and responsible spending.
• Own collections and maintain low delinquency ratios across all segments. Ensure invoicing and payment procedures comply with accounting standards and all applicable local, state, and federal guidelines, including eviction processes.
• Process AP and run financial, leasing, and operational reports in Yardi. Ensure daily, weekly, and monthly reporting is accurate and on time.
• Maintain and process payroll records. Monitor employee hours closely to prevent overtime unless previously approved or due to an emergency.

Asset + Risk Management

• Manage retail tenant relations, including lease compliance and escalation of tenant issues.
• Work with the Executive Director and Director of Facilities to develop Capital Improvement and Preventive Maintenance Plans that protect the value of the asset. Collaborate with the Facilities Manager on turnover planning and execution.
• Conduct regular property inspections to ensure buildings, grounds, and units are safe, clean, functional, and show-ready at all times.
• Manage property risk by identifying and communicating potential liabilities, reporting incidents promptly, and maintaining compliance with Fair Housing, ADA, life safety, and property SOPs.
• Keep the Executive Director advised of significant operational issues, stay current on industry technology and standards, and adhere to all company policies and procedures.

What we need from you:

• A minimum of 7 years of experience in the student or multifamily housing, real estate, or hospitality industry, including at least 3 years leading sales or leasing teams, is required. Mixed-use or blended portfolio experience is strongly preferred.
• A minimum of 4 years of accounting, AR, payroll, and collections experience in multifamily or student housing is required.
• Proven track record of meeting or exceeding occupancy and revenue targets through strategy and team development.
• Experience with mid-term or short-term rental operations, coworking or membership sales, or retail tenant management is a plus.
• Experience with Yardi, including RentCafé and Kube, strongly preferred. Proficient in Google Drive, OneDrive, and Microsoft Office, including Excel.
• Knowledgeable in Fair Housing, Americans with Disabilities Act, and Equal Opportunity Housing laws, regulations, and procedures.
• Working knowledge of major social media platforms and digital marketing.
• Strong leadership, organizational, and communication skills.

Required Education/Training:

● A Bachelor’s degree is preferred. A high school diploma or equivalent is required.

● Industry specific certifications such as CAM, CPM or IREM is preferred.

Physical Demands of Job:

The necessary physical functions for the position include standing, walking, lifting, pushing, pulling, climbing, stooping, kneeling, bending, reaching, writing, driving, talking, hearing, seeing, and the ability to cope with environmental conditions inside and outside the building throughout the year. Travel outside the local market to attend company and/or industry meetings or conferences will be minimal.
