Summary of Position:

Assist Project Managers in overall project coordination, including proficiency in Procore, writing contracts (Owner/Trade Contractor) and client interaction.

Responsibilities:

• Tracking and assuring that all Certificates of Insurance from Trade Contractors are up to date and current.
• Prepares Owner contracts for CFO review and approval.
• Prepares Subcontract Agreements with Project Estimator or Project Manager guidance.
• Assist Project Manager in Cost Change Management Process during the construction process.
• May assist in accounting data entry from time to time as directed.
• Enters Budgets into Procore and provides final approved budget to Project Accountant.
• Prepares Owner and Subtractor change orders and updates Change Events in Procore as directed by Project Manager.
• Obtain and log Subcontractor Safety Documentation with support from Project Supervisors and Project Management as needed.
• Collect all required project closeout documents at the completion of a project.
• Completes Notice of Commencement, Notice of Furnishing for all projects.
• Assures that all Builders Risk Insurance is in place on projects. Coordinates with the CFO where Lakewood purchases Builders Risk on behalf of the Owner.
• Setup the submittal log under the direction of the Project Manager.
• Obtains necessary information from the team to assist in preparing information for permits. (ie: Health Department, State, City) Need office of fire safety numbers, plan review numbers, permit numbers.
• Compile any relevant information for project supervisor.
• Assist the CFO in obtaining Trade Contractor Prequalification forms.

Required Skills / Abilities:

• Excellent verbal and written communication skills.
• Proficient in Microsoft Office Suite-specifically Word
• Highly proficient in Procore or related software
• Bluebeam experience preferred
• Thorough understanding of contracts, plans, specifications, and regulations.
• Ability to remain flexible and efficient in a fast-paced environment.
• Ability to prioritize work and seek appropriate guidance for achieving multiple deadlines.
• Thorough understanding of engineering, architectural, and other construction drawings.

Education and Experience:

• High School or equivalent degree minimum requirement. Associate degree desirable

Physical Requirements:

• Must be able to lift up to 25 pounds at a time.
