Superintendent - Class A TIPosition OverviewWe are seeking an experienced Superintendent to lead Class A tenant improvement (TI) projects in high-end office environments. The Superintendent will manage on-site construction activities from pre-construction through closeout, ensuring projects are delivered on schedule, within budget, and to the quality and safety standards required for Class A office buildings. This role requires strong leadership, excellent communication with owners and tenants, and deep knowledge of office TI systems and finishes.Key ResponsibilitiesDirect and supervise day-to-day field operations on Class A office tenant improvement projects.Coordinate and manage subcontractors, trades, and on-site labor to ensure efficient workflow and adherence to project schedules.Maintain project schedule, track progress, and proactively address delays or conflicts to meet milestone and completion dates.Enforce strict safety protocols and compliance with OSHA standards and building-specific requirements; conduct daily safety briefings and inspections.Perform quality control inspections to ensure finishes and installations meet Class A standards and contract specifications.Coordinate with project managers, architects, engineers, building management, and tenants to resolve issues and confirm scope and expectations.Manage materials procurement and coordination of deliveries to minimize disruption in occupied office buildings.Oversee permit acquisition, inspections, and approvals; ensure documentation is complete and accessible.Maintain accurate daily reports, RFIs, submittals, change order documentation, and project logs.Lead project closeout activities including punch lists, warranty documentation, as-built drawings, and final turnover to the client.Mentor and train junior field staff and subcontractor foremen to reinforce best practices and company standards.QualificationsMinimum 5 years experience as a construction superintendent on Class A office tenant improvement projects; demonstrable track record of successful TI deliveries.Strong knowledge of office MEP systems, finishes, millwork, glazing, ceilings, and fit-out coordination.Proficient reading and interpreting construction documents, specifications, and shop drawings.Experience with construction scheduling tools (MS Project, Primavera) and construction management software (Procore, Prolog or equivalent).Working knowledge of building operations and tenant coordination protocols for occupied office buildings.OSHA 30-hour certification preferred; current First Aid/CPR certification a plus.BenefitsHealth insuranceDental & vision insuranceLife insurancePaid holidays & PTO401(k) / retirement planPerformance bonuses
