Job Description:
Productive Living Systems is looking for a Maintenance Supervisor to oversee all maintenance staff and projects in regional residential facilities. The maintenance department is responsible for safeguarding and maintaining the physical condition of properties and equipment according to company guidelines and standards, and protect them from damage, loss, and deterioration. This position will ensure efficient and effective operation of PLS residential facilities and administrative offices to support activities designed to meet the mission of PLS.

Job Responsibilities:
• Supervise regional maintenance technicians according to accepted supervisory practices and PLS policies and procedures.
• Plans, oversees, and performs routine maintenance/cleaning of owned and leased company properties and office sites including, but not limited to licensed group homes, apartment buildings and offices.
• Maintain work order request process and software
• Coordinate all outside vendor projects including scheduling, estimates, inspections, and final signoff in accordance with annual budget and approval of PLS Senior Leadership
• Oversee building/maintenance supply purchasing in accordance with annual budget
• Manage all repair requests and facilitate prompt repair and replacement of minor mechanical malfunctions, routine furnishings replacements and regularly scheduled cleaning activities.
• Ensure physical properties are updated, clean, and in compliance with building requirements to receive licensure or accept clients in accordance with the timelines set forth in the annual projections.
• Complete yard maintenance, including lawn mowing, weeding, pruning, trimming, planting and picking up yard debris.
• Responsible for snow removal as necessary from all assigned PLS facilities.
• Remodeling projects as assigned including, but not limited to, painting, replacement of floors, cabinets, sinks, countertops, doors, windows and fencing.
• Must be able to work with the clients that reside with PLS. In both a working environment for those clients on PLS payroll and also those who reside at the program.
• Needs to be able to maintain storage areas, garages, etc...and also ensure that materials such as wood, paint, and tools do not deteriorate and are stored properly.
• Available for after-hour emergency calls and repairs as needed
• Delivers services with positive, customer focused behavior and teams with co-workers to complete assignments

Job Requirements:
• Related vocational training and/or work experience
• Ability to work flexible hours including on-call shifts on weekends, and holidays
• 21 years of age
• High school diploma or equivalent
• Must complete a pre-employment physical authorizing medical clearance to lift and carry a minimum of 50 lbs.
• Valid driver's license with clean record (required for company vehicle insurance)
• Excellent mechanical and electrical aptitude along with basic knowledge of plumbing, electrical, carpentry, appliance repair, drywall repair, flooring installation, window and door repair
• Previous apartment, hotel and/or commercial maintenance experience (preferred)
• Proficient computer skills for invoicing, billing, and maintenance systems notifications
• Availability to work a flexible schedule (will discuss schedule during interview)
• Works well with direct supervision as well as independently
• Must pass a caregiver background check
• Ideal candidate is motivated, organized, caring, and enjoys a variety of job duties while helping clients live as independently as possible in their residential facilities
