Service Manager

Our national multi-family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to be responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Along with the Community Manager, the Service Manager is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The Service Manager oversees the maintenance staff and leads by example and must be available to handle groundskeeping and/or pool duties, as needed. Reports To Community Manager and Regional Maintenance Supervisor Supervises All maintenance personnel, including housekeeper, under direction of the Community Manager. Essential Functions Supervises, trains, and schedules maintenance activities for the apartment community and maintenance staff under the direction of the Community Manager. Coordinates, schedules, and responds to resident/management requests and work orders for occupied units. Coordinates, schedules, and prepares vacant apartment units for move-in. Coordinates and schedules appropriate safety and skills training for maintenance employees. Identifies and corrects hazardous property conditions that could place the property in a liable position. Orders supplies and manages the maintenance budget. Coordinates, schedules, and performs preventative maintenance on equipment and units. Qualifications High school diploma or equivalent. Five years of multi-family experience or an equivalent combination of education, training, and experience that demonstrates the ability to perform the duties of this position. Training and Certifications Required EPA Section 608 (HVAC/Freon Recovery certification). City or State certifications/permits required to perform job responsibilities. Training in boiler repair, plumbing, and mold detection/resolution. Certified Apartment Maintenance Technician (CAMT) preferred. Certified Pool Operator (CPO). Knowledge, Skills, and Abilities Ability to perform plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make-ready. Proficiency in operating maintenance tools including key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam clean/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, various screwdrivers, nut driver set, pliers, wrenches, wire crimping/stripping tool, diagonal cutter, drill bits, hammers, tape (ruler), tube cutter (copper), soldering torch, and ladders. Common sense and understanding to carry out instructions and plans. Excellent interpersonal skills to interact regularly with residents, vendors, contractors, all levels of employees, and clients. Ability to read and write in English to read diagrams, meters, instructions, and write reports. Proficiency in property management software and Microsoft Office. Experience in compressor diagnosis, fire sprinklers, and irrigation systems preferred. Basic knowledge of OSHA requirements and local, city, and state ordinances.
