SERVICE MAKE-READY

SUMMARY

As a Service Make-Ready, you will play a crucial role in ensuring that vacant apartment homes are meticulously prepared for new residents. This position is responsible for completing a variety of tasks to transform vacant units into move-in ready homes, contributing to a positive first impression and enhancing resident satisfaction. The Service Make-Ready will perform cleaning, maintenance, and repairs, ensuring that each apartment meets the highest standards of quality and presentation.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

Complete the make-ready process for all vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents. This includes cleaning appliances, fixtures, and surfaces, as well as removing trash and debris. Perform minor repairs and maintenance tasks, such as patching drywall, painting, replacing light bulbs, and fixing leaky faucets. Inspect and ensure that all appliances, plumbing, electrical systems, and HVAC units are in working order. Collaborate with the Service Team to complete any necessary repairs or replacements. Assist in maintaining the overall appearance of the community, ensuring that grounds, common areas, and amenities are clean and well-maintained. This may include cleaning and maintaining the pool area, laundry rooms, fitness centers, and other common spaces. Perform routine inspections of the property to identify any maintenance or safety concerns. Report any issues to the Service Manager or Community Director for prompt resolution. Interact with residents, guests, and prospective tenants in a friendly and professional manner. Respond to resident inquiries and requests in a timely and helpful manner.

SKILLS AND EXPERIENCE

0-1 years of hands-on general maintenance experience, including basic plumbing, electrical, HVAC, carpentry, and painting skills. A high school diploma or equivalent. Knowledge of OSHA safety rules and regulations. Excellent customer service and time management skills. Ability to work independently and as part of a team. Ability to follow instructions and adhere to maintenance procedures. Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods. Willingness to learn new skills and techniques. Must have a valid driver's license with no major infractions in the last 12 months.
