Job Summary: The Associate Director, Credit & Asset Management is responsible for overseeing a diverse portfolio of complex commercial real estate debt investments, including construction, transitional, and stabilized assets. This role serves as a key client-facing partner, providing strategic oversight of asset performance, covenant compliance, financial reporting, funding administration, and stakeholder communication. The position requires strong analytical capabilities, sound judgment, and the ability to collaborate effectively with internal teams, borrowers, lenders, and external advisors.

Responsibilities:

• Interpret complex loan agreements and apply loan terms accurately across asset management activities.
• Partner with internal stakeholders to improve asset servicing processes and reporting.
• Oversee draw and funding processes for construction, leasing, and capital expenditures, ensuring all pre-funding conditions are met and coordinating with lenders, syndicates, co-lenders, and note-on-note financiers.
• Coordinate with external consultants, including legal advisors, title agents, brokers, leasing and sales agents, and construction experts.
• Use relevant software and applications to manage and monitor property, borrower, and asset performance data.
• Analyze borrower financial statements, operating reports, rent rolls, collection reports, budgets, and portfolio metrics to assess performance and identify trends, risks, and opportunities.
• Evaluate cash management distributions for compliance with applicable cash flow waterfalls.
• Monitor covenant compliance, including debt yield, loan-to-value, and debt service coverage ratio requirements.
• Coordinate with tax and insurance teams to oversee coverage, payments, and escrow requirements.
• Coach and mentor analysts, supporting continuous learning and professional development.

Required Qualifications:

• Bachelor's degree in finance, accounting, real estate, or a related discipline.
• 5+ years of experience in commercial real estate asset management, debt asset management, loan servicing, or a related discipline.
• Advanced proficiency in Microsoft Excel, financial modeling, data analysis, and problem-solving.
• Strong understanding of commercial real estate finance, structured debt transactions, capital markets, and loan servicing practices.
• Ability to interpret complex credit and legal documentation.
• Excellent written and verbal communication skills, with the ability to present complex concepts to diverse audiences.
