StepStone Hospitality is seeking an experienced, energetic, and results-driven Dual Property Director of Sales to lead the sales efforts for the Courtyard by Marriott Rocky Mount and Residence Inn by Marriott Rocky Mount .

The Dual Property Director of Sales will be responsible for developing and executing strategic sales initiatives for both hotels to maximize revenue, occupancy, ADR, RevPAR, and market share.

This is a hands-on sales leadership position with a strong focus on proactive sales, new account development, corporate negotiated business, extended-stay opportunities, group business, and relationship management .

The successful candidate will understand how to strategically position two distinct Marriott brands and identify the right business opportunities for each property.

Essential Duties & Responsibilities

• Develop and execute comprehensive sales strategies for both properties to achieve budgeted revenue and market share goals.
• Proactively identify and pursue new business through outside sales calls, telephone solicitation, networking, referrals, community involvement, and market research.
• Develop and maintain relationships with local and regional corporate accounts, manufacturers, healthcare organizations, construction companies, government agencies, educational institutions, sports organizations, and other key demand generators.
• Grow corporate negotiated and extended-stay business, with particular focus on opportunities appropriate for the Residence Inn.
• Generate group business including corporate meetings, training programs, sports teams, reunions, weddings, social groups, and other market segments.
• Conduct regular sales calls, client appointments, site tours, presentations, and account reviews.
• Cross-sell both hotels based on customer needs and business opportunities.
• Maintain strong relationships with existing accounts while identifying opportunities to increase room nights and revenue.
• Negotiate corporate rates, group rates, and account agreements within established guidelines.
• Respond to sales leads, RFPs, and business opportunities accurately and within required timelines.
• Participate in Marriott sales programs and utilize available Marriott sales tools and resources.
• Partner with the General Managers and Revenue Management team on pricing, market positioning, forecasting, and revenue strategies.
• Review sales production, pace, account performance, market trends, competitive activity, and future opportunities.
• Maintain an active and organized sales pipeline and provide regular updates regarding prospecting activity and account development.
• Prepare and execute annual sales plans, budgets, forecasts, and action plans.
• Monitor competitors, market conditions, new developments, and changes in local demand generators.
• Represent both hotels and StepStone Hospitality at networking events, community functions, trade organizations, and industry events.
• Partner closely with hotel operations teams to ensure commitments made during the sales process are effectively communicated and delivered.
• Maintain accurate account, activity, and sales information in applicable systems.
• Maintain knowledge of Marriott brand standards, programs, promotions, and Marriott Bonvoy.
• Perform additional duties as assigned.

Qualifications

• Minimum 3–5 years of hotel sales experience preferred.
• Previous Director of Sales, Senior Sales Manager, or similar hotel sales leadership experience strongly preferred.
• Marriott brand experience strongly preferred.
• Dual-property or multi-property sales experience is a plus.
• Strong background in proactive sales, prospecting, and new business development.
• Experience with corporate negotiated accounts, extended-stay business, and group sales preferred.
• Proven ability to develop new accounts and grow existing business.
• Understanding of hotel revenue concepts including occupancy, ADR, RevPAR, forecasting, market segmentation, and competitive positioning.
• Excellent communication, presentation, negotiation, and relationship-building skills.
• Strong organizational and time-management skills with the ability to successfully manage sales efforts for two properties.
• Ability to work independently while maintaining strong communication and collaboration with hotel and corporate leadership.
• Proficiency with Microsoft Office and hotel sales/property management systems.
• Knowledge of Marriott sales systems and tools is highly desirable.
• Valid driver's license and reliable transportation for outside sales calls and business development activities.

Schedule & Availability

This is a full-time management position requiring flexibility based on business and client needs. The Director of Sales may occasionally be required to work early mornings, evenings, weekends, holidays, networking events, client functions, and special hotel events.
