Land Acquisition Specialist

Key Responsibilities:
- Land Sourcing & Scouting
- Identify vacant lots, tear-down opportunities, and larger parcels suitable for subdivision.
- Build and maintain relationships with real estate agents, brokers, developers, and property owners.
- Deal Analysis
- Conduct feasibility studies, including zoning, permitting, and utility access.
- Model acquisition costs, development potential, and projected margins.
- Market Intelligence
- Track local market trends, land values, and regulatory changes.
- Provide regular reports on pipeline status and acquisition opportunities.
- Cultivate long-term relationships with municipalities, planning boards, and community stakeholders to anticipate opportunities.
Qualifications:
- Background in real estate, land development, or acquisitions.
- Financial modeling and deal analysis skills.
- Negotiation expertise and familiarity with creative financing structures.
- Networked within local real estate and development communities.
- Entrepreneurial mindset with ability to deliver results independently.
