Job Summary:

The Multi-Site Maintenance Supervisor is responsible for leading and supporting maintenance operations across multiple assigned communities. This hands-on role ensures each property is maintained to company standards for safety, appearance, operational efficiency, and service while providing leadership and technical support to onsite maintenance teams.

This position requires regular travel between assigned properties based on operational needs and is responsible for overseeing preventive and corrective maintenance, supporting service requests and unit turns, coaching maintenance team members, coordinating vendor work, and ensuring maintenance priorities are completed safely, efficiently, and consistently across the portfolio.

Essential Functions: (Include but are not limited to)

Multi-Site Property Maintenance & Operations

• Provide hands-on maintenance leadership and support across multiple assigned communities based on operational needs and priorities.
• Oversee HVAC, plumbing, electrical, carpentry, appliance repair, general maintenance, and unit turnover activities across assigned properties.
• Travel between assigned properties to inspect conditions, troubleshoot maintenance issues, support staffing coverage, and address priority repairs.
• Develop, coordinate, and monitor preventive maintenance schedules to support consistent standards across locations.
• Conduct regular property inspections to identify maintenance needs, prioritize repairs, and ensure safety and property standards are maintained.
• Work alongside maintenance teams to ensure service requests, make-readies, inspections, and daily maintenance tasks are completed accurately and on time.
• Maintain accurate work order documentation, equipment service records, and materials or inventory information as required.

Team Leadership & Development

• Supervise, train, coach, and support maintenance team members across assigned properties.
• Provide clear direction, feedback, and accountability to ensure consistent maintenance standards, safety practices, and productivity.
• Mentor maintenance team members and support their professional development and technical growth.
• Partner with Community Managers and operational leadership to identify maintenance priorities, staffing needs, and property-specific concerns.

Resident Service & Communication

• Ensure maintenance requests are handled promptly, professionally, and with a strong focus on resident satisfaction.
• Communicate clearly with residents and property teams regarding repair timelines, access needs, and follow-up actions.
• Support a consistent service experience across assigned communities.

Vendor & Project Coordination

• Coordinate, oversee, and evaluate third-party contractors supporting repairs, specialty services, and capital projects.
• Ensure vendor work meets company standards and is completed within approved scope, budget, and timeline.
• Monitor maintenance-related costs and identify opportunities to improve efficiency without compromising quality or safety.

Safety & Emergency Response

• Ensure maintenance work is performed in accordance with OSHA requirements, company safety procedures, and applicable local building codes.
• Train and reinforce proper use of tools, equipment, personal protective equipment, and safe work practices.
• Support emergency response across assigned properties for incidents such as floods, fires, HVAC failures, and other urgent maintenance needs.
• Participate in the on-call rotation and provide support at assigned properties as business needs require.

Qualifications:

• High school diploma or equivalent required; technical training or related certifications preferred.
• Minimum of 5 years of multifamily maintenance experience, including at least 2 years in a supervisory or maintenance leadership role.
• Strong hands-on knowledge of HVAC, plumbing, electrical, appliance repair, and general property maintenance.
• Ability to prioritize work and provide maintenance support across multiple properties in a fast-paced environment.
• Boiler and chiller experience preferred.
• Bilingual English/Spanish highly preferred to support effective communication with residents and team members.
• Ability to remain professional and help de-escalate challenging situations involving residents or team members.
• Strong leadership, organizational, troubleshooting, and communication skills.
• Comfort using work-order systems, mobile devices, basic computer applications, and communication tools.
• Availability to work evenings and weekends as needed and participate in an on-call rotation.
• Valid driver’s license, reliable transportation, and proof of auto insurance required. Regular travel between assigned properties is required.

Physical Requirements:

• Walk, stand, and move for extended periods.
• Climb stairs and ladders and navigate multi-level buildings.
• Work in various environments, including offices, mechanical rooms, attics, crawl spaces, outdoor property grounds, and active construction or renovation sites.
• Lift, carry, push, pull, or move tools, materials, and other items weighing up to 50 lbs. occasionally.
• Perform hands-on maintenance tasks requiring bending, kneeling, reaching, twisting, and working in confined spaces.
• Safely use hand tools, power tools, testing meters, and maintenance equipment for inspections, troubleshooting, and repairs.
• Work in varying weather conditions and tolerate exposure to dust, noise, chemicals, and HVAC/mechanical environments.
• Access mechanical, utility, and elevated areas as required to perform maintenance responsibilities.
• Communicate clearly and effectively in person, over the phone, and during meetings and training.
• Use computers, tablets, mobile devices, and standard office equipment.
