As our Real Estate Manager, you'll be the person on the ground finding the next great location: scouting sites, reading markets, and turning raw land into the next Life Time Athletic Country Club or mixed-use Healthy Way of Life development.You'll work at the intersection of strategy and boots-on-the-ground hustle, visiting new markets, building broker relationships, running the numbers, and bringing your findings to the table with our architecture, construction, legal, operations, and development teams. With 195+ locations already serving 1.5M+ members across the U.S. and Canada, you'll be helping write the next chapter of where Life Time shows up next.If you love the deal-making side of real estate as much as the "why does this market make sense" side, and you want to see something you sourced go from a spreadsheet to a grand opening, this is your seat at the table.What You'll DoScout new markets and build deployment strategies for future Life Time locationsDig into market and trade area studies to identify where we should grow nextKeep a pulse on assigned trade areas, tracking development opportunities over timeBuild and maintain a broker network that consistently surfaces land opportunities aligned with our growth strategyPursue high-quality sites using fact-based, metrics-driven decision-makingEvaluate potential sites across demographics, accessibility, utilities, land composition, and location fit against our brand standardsWrite and present business plans to the Board of Directors, laying out the market opportunity and the case for investmentAssess the competitive landscape: who's nearby, what they offer, what they charge, and whether they matterNegotiate Letters of Intent, Purchase Agreements, and LeasesGuide sites through civil engineering, site planning, and entitlement once land is securedPartner with our SVP of Real Estate and Development and senior leadership on final site walkthroughs and approvalsManage the disposition of excess property when neededWhat You BringA four-year college degree5 to 8 years of real estate analysis and acquisition experience2 years of management experienceSharp instincts for real estate finance, site development, and negotiationThe ability to juggle multiple deals and deadlines without losing precisionA knack for pulling insight out of data and turning it into a clear recommendationStrong written and verbal communication; you'll be presenting to senior leaders and the BoardProject management chops that keep complex, multi-team deals movingGood to KnowThis is a primarily office-based role with frequent travel to visit markets, walk sites, and meet with brokers and leadership.
