Community Association Manager (CAM) - Entry Level

Location: Florida
Employment Type: Full-Time
Reports To: President

The Entry-Level Community Association Manager (CAM) assists in the day-to-day management and administration of residential community associations, including homeowners associations (HOAs), condominiums, and cooperatives. This position is ideal for an individual seeking to build a career in community association management. The CAM works closely with Board Members, residents, vendors, and internal support teams to ensure community operations run efficiently while maintaining a high level of customer service.

Essential Duties and Responsibilities

Community Administration

• Assist with the implementation of Board policies and community rules.
• Prepare meeting notices, agendas, management reports, and meeting minutes.
• Attend Board meetings, annual meetings, and community events as required.
• Maintain association records and documentation.
• Respond to homeowner inquiries and requests in a timely and professional manner.

Property Inspections and Maintenance

• Conduct site inspections as needed.
• Identify maintenance, safety, and appearance concerns and report findings.
• Coordinate work orders and follow up on maintenance requests.
• Assist in monitoring vendor performance and service quality.
• Support capital improvement and maintenance projects as directed.

Resident and Board Relations

• Serve as a point of contact for residents, homeowners, and Board Members.
• Resolve routine concerns and escalate complex issues when necessary.
• Promote positive communication between residents and the association.
• Provide excellent customer service while maintaining professionalism.

Financial Administration

• Assist with budget preparation and monitoring.
• Review invoices for accuracy and submit for processing.
• Monitor community expenses and report budget variances.

Compliance and Governance

• Assist with covenant enforcement and rule compliance.
• Document property violations and prepare correspondence as needed.
• Support compliance with governing documents and Florida statutes.
• Coordinate with legal counsel and compliance vendors when directed.

Qualifications

Required

• Active Florida Community Association Manager (CAM) License, or ability to obtain within a designated timeframe.
• High school diploma or GED.
• 1-2 years of customer service, administrative, property management, hospitality, or related experience preferred.
• Basic proficiency in Microsoft Office (Outlook, Word, Excel).
• Strong communication and organizational skills.
• Valid driver's license and reliable transportation.

Preferred

• Associate's or Bachelor's degree.
• Experience working with homeowners associations, property management, customer service, or hospitality.
• Familiarity with QuickBooks.
• Bilingual (English/Spanish) a plus.

Physical Requirements

• Frequent walking of community grounds and common areas.
• Ability to sit, stand, and use standard office equipment.
• Ability to occasionally lift up to 25 pounds.
• Flexibility to attend occasional evening Board meetings.
