Contracts Manager – Builder / DeveloperLocation: Midtown Manhattan, New York CityAbout the RoleA well-established builder/developer based in Midtown Manhattan is seeking an experienced Contracts Manager to oversee contract administration across a diverse portfolio of commercial and mixed-use development projects. This role plays a critical part in mitigating risk, ensuring compliance, and supporting successful project execution from pre-construction through closeout.The Contracts Manager will work closely with Development, Construction, Legal, Finance, and external partners to manage contracts, negotiate terms, and maintain consistency with company standards and project objectives.Key ResponsibilitiesManage the full lifecycle of contracts including drafting, reviewing, negotiating, executing, and closeoutPrepare, review, and administer: Owner–Contractor agreements, Subcontracts and purchase orders, Consultant agreements (architects, engineers, specialty consultants)Ensure all contracts align with company standards, project budgets, schedules, and risk management policiesCoordinate with internal legal counsel and external attorneys as requiredTrack contract changes, amendments, and change orders throughout the project lifecycleSupport project teams with contract interpretation, compliance, and issue resolutionMaintain accurate contract logs, insurance certificates, bonds, and compliance documentationAssist with dispute resolution, claims management, and negotiation supportEnsure adherence to NYC and NJ building requirements, labor laws, and regulatory standardsCollaborate with project managers during procurement and subcontractor buyoutSupport audit and reporting requirements related to contracts and complianceQualificationsBachelor's degree in Construction Management, Engineering, Business, Law, or a related field7+ years of experience in contract administration or contract management within: Real estate development, Commercial construction, Builder/developer environmentsStrong working knowledge of: AIA contracts and custom agreements, Subcontract and vendor agreements, Insurance, bonding, and risk allocationExperience working on projects in New York City and Northern New Jersey is strongly preferredAbility to read and interpret construction drawings, specifications, and scopes of workExcellent negotiation, organizational, and analytical skillsStrong written and verbal communication skillsProficiency in Microsoft Office and contract management or project management platformsAbility to manage multiple projects and deadlines in a fast-paced environmentWhat's OfferedCompetitive base salaryComprehensive benefits packageOpportunity to work on high-profile NYC/NJ development projectsCollaborative, professional work environment in Midtown ManhattanLong-term career growth with a respected builder/developer.
