Maintenance Technician

As a Maintenance Technician, you will maintain properties to ensure good working order and pleasant curb appeal while delivering excellent customer service. Role The incumbent must possess a high degree of professionalism and positive engagement with residents and the workforce. Key Accountabilities Provide exceptional customer service and high‑quality maintenance service. Complete assigned work orders generated from resident requests and perform preventative maintenance. Participate in the “make‑ready” process for vacant apartments, including inspections, punch lists, vendor scheduling, and final inspection. Assist in maintaining grounds, common areas, and amenities, including trash removal, pressure‑washing, cleaning, and painting. Support cost‑cutting and expense control programs by repairing rather than replacing parts whenever possible. Conduct routine property inspections to identify safety and risk concerns and communicate findings to management. Track inventory, manage supplies, and coordinate with the maintenance supervisor on re‑ordering needs. Adhere to property management rules, regulations, and guidelines, including Fair Housing and the Americans with Disabilities Act. Follow safety protocols, practice proper safety techniques, and report incidents promptly. Meet physical demands: frequent standing, walking, bending, occasional travel to sister communities, and readiness to work during inclement weather. Qualifications Minimum 2 years of multifamily maintenance experience. Hands‑on maintenance skills in plumbing, electrical, general carpentry, HVAC, appliances, and pools. EPA Type II or Universal certification highly desired; CPO is a plus. Availability to be on‑call for emergencies. Reliable transportation. Positive attitude and willingness to learn. Superior customer service and verbal communication skills. Ability to work independently and as part of a team. Basic computer knowledge: Windows (Word, Excel), internet, and e‑mail. Strong interpersonal skills, creating a sense of community and positive experience for residents and staff. Open, professional, and positive attitude when resolving resident and staff concerns.
