Ability to work independently through task completionCommitment to completing time-sensitive tasks and communicating timelines.Effective written and verbal communication skillsValid driver's licenseKey ResponsibilitiesKnowledge of and compliance with company standards, policies, and proceduresMaintain compliance with all Fair Housing standards in all resident interactionsMaintain property standards for cleanliness, appearance, safety, and functionalityMaintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform.Respond to service requests in a timely, professional, and customer-focused mannerFlexibility to work overtime, on weekends, and participate in the emergency on-call rotation as dictated by business needs.Assist with preventative maintenance programs and scheduled inspectionsConduct property walks and equipment audits; identify and address maintenance issuesSafely operate hand and power toolsPerform apartment turnover activities, including cleaning, painting, and repairsMaintain consistent communication with the management team regarding timelines, priorities, and progressPerform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periodsParticipate in snow removal activities as directed by the management teamThis is not intended to be a complete list of all duties and responsibilities; duties may change based on business needs.Technical KnowledgeWorking knowledge and hands-on experience with:Various HVAC systemsPlumbing (water heaters, drain clearing, fixture repair and replacement)Minor electrical repairsAppliance repairDrywall preparation and repair, painting, and basic carpentryGeneral understanding of building systems, including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable)Understanding of and ability to assist with work order management and apartment make-ready processesAbility to learn and effectively navigate assigned maintenance applications and related technologiesDevelopment & TrainingMonthly safety training as part of Heatherwood's Safety CultureOngoing technical trainingProviding resources and support to help you successfully complete and maintain all necessary credentials, such as EPA type I, II & Universal, CPR, CPO, and standpipe certifications (NYC).Online training coursework to support ongoing developmentInternal growth opportunities
