We have evolved from a traditional flooring subcontractor into a technology-forward commercial construction firm. The Project Managers we hire now will help define what this company becomes. THE ROLE The Project Executive at PDF is a business owner within the business. You manage the full lifecycle of a portfolio of commercial flooring projects — from initial bidding and scope development through design review, scheduling, on-site execution, and final closeout. You are directly accountable for project financials, client relationships, and delivery performance. What sets PDF apart: you are not doing this alone. Dedicated estimating staff, purchasing, billing, and administrative support are built into the model — so you can focus on managing work and relationships at scale. GROWTH MILESTONES & REVENUE TARGETS Years 1–3 (Ramp Phase): Generate, secure, and profitably execute an annual pipeline of $5M to $7M in commercial flooring contracts. Maturity Phase (Scale Phase): Strategically expand division operations to achieve a $10M to $15M annual portfolio, capturing market share across key commercial sectors. Organizational Scaling: Recruit, structure, and mentor a dedicated team of 2 or more (Preconstruction & Bid Operations Specialists, Assistant Project Managers, and Project Managers) to support growing contract volume and project execution. WHAT YOU WILL OWN Business Development & Client Relationships Leverage your existing GC, end-user, and supplier relationships to generate and grow a book of business Cultivate new relationships with General Contractors, developers, owners, and design partners across your market Represent PDF with professionalism and credibility at every client touchpoint — you are the face of the company on your projects Partner with the Estimating team to review bid documents, validate scope, and ensure proposals are accurate and competitive Conduct thorough reviews of design documents, specifications, and blueprints to identify risks, scope gaps, and value opportunities before work begins Coordinate and prepare comprehensive submittal packages for client and GC approval Project Planning & Execution Own the project schedule from award through closeout — managing milestones, material lead times, and crew coordination to deliver on time or early Conduct high-level labor and resource forecasting to prevent manpower bottlenecks across a massive, multi-project pipeline. Conduct regular site visits to confirm conditions, assess progress, and resolve issues before they elevate Maintain full financial accountability for your project portfolio — budget alignment, cost tracking, and margin protection throughout the project lifecycle Identify and manage scope changes, change orders, and budget variances proactively Coordinate with Billing and Finance to ensure accurate, timely invoicing and project closeout documentation Project Closeout Drive the closeout process: punch list resolution, final documentation, client sign-off, and formal project handover Ensure every project closes cleanly — protecting PDF's reputation and setting the foundation for repeat business Team-Building, Training, and Culture Partner with PDF’s HR Director to vet, onboard, train (in alignment with “The PDF Way” SOPs), develop, and retain new hires Deliver high-level guidance, professional coaching, and rigorous oversight to the flooring project groups. Define fundamental metrics for project personnel to maintain execution excellence during divisional expansion toward $10M+. Experienced in commercial flooring construction — you've managed projects end-to-end A natural relationship builder with an existing network in the GC or owner space Financially accountable — you know your numbers and protect margin Decisive under pressure with strong problem-solving instincts Tech-savvy and comfortable with construction management software Masterful at reading plans, specifications, and contract documents Highly organized with a bias for action and zero tolerance for dropped balls Excellent written and verbal communicator at all levels Growth-minded — you want to build something, not maintain the status quo Low neuroticism in high-stakes environments — you're steady when it gets hard Competitive and driven by performance, not just compensation Collaborative internally and commanding externally A high EQ teacher and coach who knows how to galvanize an organization and challenge team members to be their very best everyday MINIMUM REQUIREMENTS Bachelor's degree in Construction Management or a related field — OR — a minimum of 7 years of hands-on construction industry experience including selling, managing a book of business, and running projects end-to-end Prior experience working directly with End-Users, General Contractors, and Manufacturer/supply partners Mastery of construction plans, blueprints, details, and specifications Proven ability to manage multiple active projects simultaneously in a fast-paced, deadline-driven environment A minimum of 5 years of team leadership with direct reports whom you were responsible for onboarding, training, and performance management Valid driver's license and reliable vehicle for site visits (typically within ~30 miles of home market) Must be available full-time, in-office minimum 40 hours/week — site visits and relationship development activities are the expected exception Ability to occasionally lift up to 50 lbs WHAT PDF OFFERS YOU INFRASTRUCTURE BUILT FOR HIGH PERFORMERS Most subcontractors ask Project Managers to do everything themselves. COMPENSATION & BENEFITS Generous first-year compensation depending on experience and performance, with compensation weighted toward performance — ensuring high achievers are paid at the top end of the market.
