Position SummaryWe are seeking a Development Manager with 3–5 years of hands-on experience in Low-Income Housing Tax Credit (LIHTC) and affordable/workforce housing development to join our growing team. The ideal candidate has direct experience navigating LIHTC applications, compliance, and financing structures, and will support all phases of affordable housing development — site acquisition, due diligence, entitlements, financing, construction oversight, and lease-up — for multifamily projects across Florida and the southeastern United States. This role is ideal for a proactive problem-solver who thrives in a fast-paced, mission-driven environment. Key Responsibilities Manage day-to-day tasks across multiple affordable housing development projects from predevelopment through stabilization Prepare and support LIHTC applications (9% and 4%/bond) and coordinate with state housing finance agencies (e.g., Florida Housing Finance Corporation) Conduct due diligence including market research, financial feasibility, zoning analysis, and site assessments Structure and help close affordable housing financing, including LIHTC equity, HOME, Surtax, bond financing, HUD programs, and other gap funding sources Coordinate with architects, engineers, and consultants to produce and review design documents Assist in securing project entitlements, permits, and approvals from local jurisdictions Prepare and manage project budgets, development schedules, and compliance timelines specific to affordable housing regulations Collaborate with legal, asset management, and construction teams throughout the project lifecycle Prepare investor, lender, and syndicator presentations, internal memos, and board updates Represent the company in community meetings, public hearings, and with local stakeholders as needed Monitor construction progress, change orders, and draw requests in collaboration with project management staff Support ongoing compliance with LIHTC, HOME, and other affordable housing program requirements through placed-in-service and beyond Qualifications Bachelor's degree required; Master's in Real Estate, Urban Planning, Public Policy, or related field preferred 3–5 years of direct experience in LIHTC and affordable/workforce housing development required Working knowledge of LIHTC program requirements, HOME, Surtax, and public-private affordable housing financing structures Familiarity with Florida's affordable housing landscape and relationships with local housing finance agencies a plus Strong analytical, organizational, and communication skills Proficient in Excel, financial modeling, and project management software Ability to travel regionally and manage multiple projects across different markets What We Offer Competitive salary and performance-based bonus Health, dental, and vision insurance 401(k) with company match Generous PTO and paid holidays A mission-driven, entrepreneurial culture with opportunities for growth and leadership Qualifications Bachelor's degree required; Master's in Real Estate, Urban Planning, Public Policy, or related field preferred 3–5 years of direct experience in LIHTC and affordable/workforce housing development required Working knowledge of LIHTC program requirements, HOME, Surtax, and public-private affordable housing financing structures Familiarity with Florida's affordable housing landscape and relationships with local housing finance agencies a plus Strong analytical, organizational, and communication skills Proficient in Excel, financial modeling, and project management software Ability to travel regionally and manage multiple projects across different markets #J-18808-Ljbffr Careerwebsite
