Floating Superintendent

POSITION SUMMARYThe Floating Superintendent provides hands-on maintenance and operational support across multiple residential buildings and is responsible for executing repairs, assisting with preventative maintenance, and supporting building operations under the direction of site leadership. Unlike a site-based Superintendent, the Floating Superintendent does not hold primary responsibility for any individual building and does not carry full accountability for building systems, compliance, or operational outcomes.This role is execution-focused and is designed to support site Superintendents and Program Directors by increasing maintenance capacity, reducing work order backlog, and assisting with operational needs across the portfolio. This role requires a high degree of flexibility and adaptability. The Floating Superintendent does not operate from a fixed site and may be assigned to different buildings daily, including multiple locations within the same day. The ability to take direction, shift priorities quickly, and operate effectively in a changing environment is essential to success in this role.CORE RESPONSIBILITIESPerforming assigned plumbing repairs (e.g., toilet rebuilds, leak repairs, minor pipe work)Performing minor electrical work (e.g., outlet and switch replacement within scope)Completing general repairs (patching, carpentry, hardware adjustments)Assisting with radiator, HVAC, PTAC, etc. servicing (filters, basic diagnostics, draining, cleaning)Addressing maintenance issues in apartments and common areas across multiple sitesAll work must be performed safely, efficiently, and in accordance with established protocols.PREVENTATIVE MAINTENCE SUPPORT - The Floating Superintendent shall:Execute assigned preventative maintenance tasksAssist with seasonal preparation (e.g., winter readiness, inspections)Support building walkthroughs and condition assessments as directedThis role does not include ownership or development of maintenance schedules.EMERGENCY RESPONSE REPORT - The Floating Superintendent may be deployed to assist with urgent conditions, including:Active leaksLoss of heatElectrical hazardsBuilding damage or safety concernsTake immediate containment action within scopeAssist with stabilization of conditionsCommunicate status to site leadershipEscalate issues beyond scope promptlyThe Floating Superintendent is not responsible for independent emergency decision-making or overall incident management.WORK ORDER EXECUTION & DOCUMENTATION - The Floating Superintendent is responsible for:Completing assigned work orders within expected timeframesDocumenting all work performed clearly and accuratelyRecording actions taken, materials used, and outcomesUploading photos where requiredThe Floating Superintendent does not manage work order prioritization or backlog.CROSS-SITE OPERATIONAL SUPPORT - The Floating Superintendent shall:Provide maintenance support across multiple buildings as assignedAssist site Superintendents with workload balancing and backlog reductionSupport unit readiness and turnover workAssist in addressing building conditions under directionThis role is deployed based on operational need and may shift between sites regularly.COMMUNICATION, DIRECTION, & COORDINATION - The Floating Superintendent must:Take direction from Superintendents, Program Directors, or other leadership based on assignmentAdapt to varying site expectations, workflows, and prioritiesCommunicate status updates clearly across changing supervisors and locationsConfirm understanding of assignments before executionSuccess in this role requires the ability to operate effectively under changing direction and multiple points of supervision.DIGITAL SYSTEMS & ADMINISTRATIVE USEThe Floating Superintendent must demonstrate basic competency in:Work order systems & tracking (e.g. RealPage, Microsoft Planner)Email communication (Outlook)Team communication tools (Microsoft Teams)The Floating Superintendent must:Document completed work ordersReview assigned tasks and updatesCommunicate status as requiredThis role does not include responsibility for system oversight or administrative control.TOOLS, MATERIALS, & SUPPORT FUNCTIONS - The Floating Superintendent is responsible for:Maintaining personal tools required for assigned workUsing materials appropriately and efficientlyReporting supply needs to supervising staffThis role does not include inventory management or purchasing authority.MOBILITY, FLEXIBILITY, & DEPLOYMENT EXPECTATIONS - The Floating Superintendent must:The Floating Superintendent is a mobile role designed to support operational needs across the portfolio.Report to different buildings as assigned dailyBe prepared to work at multiple locations within the same dayAdjust schedule and priorities based on real-time operational needsTransition between sites efficiently without loss of productivityTake direction from multiple supervisors depending on assignmentAssignments may change with little notice based on:EmergenciesWork order volumeStaffing gapsOperational prioritiesThe Floating Superintendent is expected to remain responsive and adaptable at all times.SCOPE LIMITATIONS & ROLE BOUNDARIES - The Floating Superintendent:Does not hold primary responsibility for any buildingDoes not maintain full accountability for building systems or complianceDoes not manage vendors or approve workDoes not control work order prioritization or backlogDoes not develop or manage preventative maintenance schedulesDoes not serve as the primary decision-maker for building operationsAll work is performed under the direction of a site-based Superintendent, Program Director, or other leadership. This role is execution-focused and support-oriented, not an independent operational leadership role.QUALIFICATIONSDemonstrated experience in building maintenance or superintendent-level support workWorking knowledge of plumbing, minor electrical, and general repair workAbility to safely perform maintenance tasksAbility to follow direction and adapt across multiple sitesBasic familiarity with work order or property management systemsStrong reliability and work ethicPreferred:Experience in multi-unit residential buildingsExperience working in NYC buildingsPERFORMANCE EXPECTATIONS1.
